THIS QUITCLAIM DEED, is made and entered into this t ;lthday of
~ , 19~, by and between the STATE OF GEORGIA, acting by
~ the State Properties Commission, whose address is One Martin Luther King, Jr.,
Dr., SW, Suite 204, Atlanta, Georgia 30334, Party of the First Part, hereinafter referred to as
"Grantor," and AUGUSTA-RICHMOND COUNTY, GEORGIA, a political subdivision of
the State of Georgia, acting by and through its Chairman and Board of Commissioners or
authorized governing body, whose address for purposes of this Deed is
Hur..icipal Building (11), Augusta, GA 30911 , Party of
the Second Part, hereinafter referred to as "Grantee" (the words "Grantor" and "Grantee" to
inc.Iude their successors and assigns where the context requires or permits).
QUITCLAIM DEED
WIT N E SSE T H T HAT:
WHEREAS, Grantor is the owner of approximately 0.70 of one acre (30,287 sq. ft.) of
real property lying and being in the City of Augusta, Richmond County, Georgia; and
WHEREAS, said real property is all that tract of parcel of land lying and being in the
City of Augusta, Richmond County, Georgia, containing approximately 0.70 of one acre in
Tax Map 133, Parcel 23.4, as shown on that certain plat of survey entitled "Plat for Augusta-
Richmond County Board of Commissioners", prepared by Bennie C. Harbin, Georgia
Registered Land Surveyor No. 1725, dated June 6, 1997, on file in the offices of the State
Properties Commission, a copy of which is attached as Exhibit "A" hereto, incorporated
herein and by this reference made a part hereof; and
WHEREAS, said property is under the custody of the Georgia Department of Juvenile
Justice and is a portion of the Richmond County Regional Youth Development Campus; and
WHEREAS, Augusta-Richmond County is improving a portion of State Highway 56
at the intersection with Phinizy Road in the City of Augusta, Richmond County; and

WHEREAS, Augusta-Richmond County is desirous of obtaining the subject property
in order to provide said road improvements;
WHEREAS, by resolution dated August 26, 1997, the Department of Juvenile Justice
approved of the transfer of the property to Augusta-Richmond County; and
WHEREAS, in 1998 Resolution Act No. 127 (H.R. 825), approved April 23, 1998, the
General Assembly of the State of Georgia declared that the State of Georgia is the owner of
the Property; that custody of the Property is in the Georgia Department of Juvenile Justice and
that the Property has been declared by the Georgia Department of Juvenile Justice as surplus
to its need; and
WHEREAS, by virtue of said Resolution Act, the General Assembly therein
authorized the conveyance herein to be made to Augusta-Richmond County, in consideration
of$lO.OO, so long as the property is used for public purposes, and such further consideration
and provisions as the State Properties Commission shall in its discretion determine to be in
the best interests of the State of Georgia; and
WHEREAS, in all matters relating to the conveyance of the herein described state-
owned real property, the State of Georgia is acting by and through its State Properties
Commission; and
WHEREAS, the State Properties Commission at its duly called meeting of
September 10, 1998, approved the conveyance of the Property as authorized by said
Resolution Act.
NOW, THEREFORE, Grantor, for and in consideration ofTEN AND 001100
DOLLARS ($10.00), in hand paid by Grantee to Grantor at and before the sealing and
delivery of these presents, and the mutual benefit to the parties from the acceptance of the
Property by Augusta-Richmond County, the receipt and sufficiency of which are hereby
acknowledged, by these presents does hereby remise, convey and forever QUITCLAIM unto
Grantee any and all right, title and interest of Grantor in and to that certain tract of land more
particularly shown on Exhibit "A", attached hereto, incorporated herein, and by this reference
made a part hereof.
TO HA VE AND TO HOLD the said real property unto Grantee, so that neither
Grantor, nor any person or persons claiming under Grantor, shall at any time, by any means or
ways, have, claim, or demand any right or title to the described real property or appurtenances
or rights thereof, so long as the property is used for public purposes.
IN WITNESS WHEREOF, Grantor has caused these presents to be signed, sealed and
delivered in its name and with its seal affixed, by its State Properties Commission, acting by
and through the Governor of the State of Georgia, as Chairman of the State Properties
Commission, the same being attested to by the Executive Director of the State Properties
Commission, who has affixed the Great Seal of the State of Georgia and the seal of the State
Properties Commission, on the day, month and year first above written,
