LIMITED WARRANTY DEED
THIS INDENTURE, Made this 71 c:tv day of (lea; ,2007, by and between ML
SOUTH AUGUST A, LLC, a Georgia limited liability corporation, as party of the First Part, and
AUGUSTA, GEORGIA, also known as AUGUSTA-RICHMOND COUNTY, GEORGIA, a
political subdivision of the State of Georgia, as party of the Second Part,
WITNESSETH: That the said party of the First Part, for and in consideration of the sum of
Six Thousand Four Hundred ($6,400.00) Dollars and other good and valuable consideration in hand
paid, at and before the sealing and delivery of these presents, the receipt of which is hereby
acknowledged, has granted, bargained, sold and conveyed, and by these presents does grant,
bargain, sell and convey unto the said party of the Second Part, its successors and assigns, the
following described property, to wit:
See Exhibit A hereto attached and by reference made a part hereof.
TO HAVE AND TO HOLD the said bargained premises, together with all and singular the
rights, members and appurtenances thereof, to the same being, belonging or in anywise appertaining

to the only proper use, benefit and behoof of the said party of the Second Part, its successors and
assigns, forever, IN FEE SIMPLE.

successors and assigns, against the lawful claims of all persons whomsoever.
IN WITNESS WHEREOF, the said party of the First Part has caused same to be executed
by the proper officials, with affixed seal and delivered these presents the day and. year first above
