That the Grantor, for and in consideration ofTEN DOLLARS ($10.00) in hand and truly paid by
the Grantee at and before the sealing and delivery of these presents, and other valuable consideration, the
receipt whereof is hereby acknowledged, does hereby grant, bargain, sell, convey and confirm unto the
Grantee the following described real property;
TO WIT:
All that certain tract or parcel of land, situate, lying and being in Augusta, Georgia, containing 4,167
Square Feet (0.10 acre), more or less, and lying on the West side of Richmond Hill Road. Beginning
at Station 22+56.96, 39.89 Left as the on the West side of the right-of-way known as Richmond Hill
Road as the THE POINT OF BEGINNING; then turning and traveling S35050"07'W for a distance of
204.34 feet, Curve Length of20.52, Radius of 1122.13, Chord Bearing S33035'51"W, Chord of
20.52; then turning and traveling N63058'02"W for a distance of 13.60 feet to a point, Curve Length
of 17.32, Radius of 1135.13, Chord Bearing N29026'01 "E, Chord of 17.37; then turning and traveling
N56008' 10"W for a distance of 1.21 feet to a point; then turning and traveling N34004 '34"E for a
distance of231.00 feet to a point; then turning and traveling S lOoOO"56"E for a distance of 30.15 feet
back to the Point of Beginning.

Said parcel is shown as "Tract 7" on a plat prepared for Augusta, Georgia, by H&C Surveying, Inc"
dated January 3, 2006, and attached hereto as Exhibit "A", to which reference is hereby made for a
more complete and accurate description of said property, its exact location, dimensions, metes and
bounds.
Said property is a portion of that property conveyed to Maxwell Richmond Hill Road Properties, Ltd.,
by a Warranty Deed dated January 15, 1983, from Jeannette Maxwell Vallotton, Bertram Maxwell,
III, Elsie Ann Maxwell, Susan Maxwell Brainerd, and Mrs. William B. Hambright. Said Deed being
recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, on Realty
Reel 163, Pages. 1825-1827.
TO HAVE AND TO HOLD said property, together with all the rights, ways and
appurtenances thereto belonging, or in anywise appertaining, unto the Grantee, Grantee's
successors, assigns, or legal representatives, in fee simple, forever.
AND GRANTOR SHALL AND WILL WARRANT and forever defend by virtue of these
presents, the right and title to the property unto Grantee against the claims of any person owning,
holding, or claiming by, through or under Grantor and all and every other person or persons,
IN WITNESS WHEREOF, the Grantor has signed and sealed this deed the day and year

RESOLUTION
ACCEPTING AND APPROVING A DEED FROM MAXWELL RICHMOND
HILL ROAD PROPERTIES, LLC
WHEREAS, the Augusta-Richmond County Commission has been petitioned to approve
and accept a Deed from Maxwell Richmond Hill Road Properties, a copy of which is attached
hereto as Exhibit A, whereby Maxwell Richmond Hill Road Properties is donating a right-of-way
for an acceleration lane from Benson Road onto Richmond Hill Road, as shown on the plat
attached hereto; and
WHEREAS, the Augusta-Richmond County Commission has elected to approve and
accept the Deed; and
WHEREAS, it is appropriate for approval and acceptance of the Deed by the Augusta-
Richmond County Commission be shown by execution of said Deed;
NOW, THEREFORE, it is hereby resolved as follows:
1. The Augusta-Richmond County Commission does hereby approve and accept the
Easement Deed.
2. It is further determined that the Mayor of Augusta, Georgia shall execute the Deed, a
copy of which is attached hereto as Exhibit A.
This Resolution shall be recorded in the Minutes of the Augusta-Richmond County
Commission, accompanied by the exhibits referred to herein.
Duly adopted by the Augusta-Richmond county Commission, this 16th day of January
2007.
