GEORGENE JAMES CALDWELL, and WILLIAM JAMES, as Parties of the First Part and AUGUSTA, GEORGIA, a political subdivision of the State of Georgia, acting by and through the Augusta-Richmond County Commission, as Party of the Second Part; WITNESSETH THAT THE SAID Party of the First Part, for and in consideration of the sum of Thirty Three Thousand Eight Hundred Forty Two and No Cents ($33,842.00) Dollars in hand paid, at and before the sealing and delivery of these presents, the receipt whereof is , hereby acknowledged, has granted, bargained, sold, aliened, conveyed and confirmed, I and by these presents does grant, bargain, sell, alien, convey and confirm unto the said Page 1 of 3 ~ ~ Book 007211764 A ' --. - - 2001008084 ugusta - Richmond County 03/27/2001 09:14:02.00 Party of the Second Part, its successors and assigns, the following described property, to- wit: ALL THOSE TRACTS OR PARCELS OF LAND, together with all improvements thereon, situate, lying and being in Augusta, Georgia, and being on the South side of Wheeler Road, West of Fleming Avenue, and being the Northern Portion of Lots 1, 2, 3, 4, 5, and 6, as shown on a plat attached to and recorded with a deed from Mrs. Tena Silver to R. G. Martin, Sr. dated January 6, 1906, and recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Realty Book 6-M, Pages 239-241. Said Lot 1 has a frontage on Wheeler Road of 55 feet, more or less, and extends through of even width (115.5 feet, more or less), half way to Mt. Auburn Street. Said Lots 2, 5 and 6, each have a frontage on Wheeler Road of 54 feet, more or less, and extend back of even width (115.5 feet, more or less) halfway through to Mt. Auburn Street. Said Lots 3 and 4, having been combined and subdivided into three lots, now each have a frontage of 36 feet on Wheeler Road and extending back of even width (115.5 feet, more or less), halfway through to Mt. Auburn Street. Said seven Lots being known under the present street numbering system in Augusta, Georgia, as numbers 2514, 2520,2526,2528,2530,2536 and 2540 Wheeler Road. SAID PROPERTY IS THE same as that transferred to Martina A. James, Wilma Georgene James and William James by Deed of Assent from Harriett G. Martin, as Executrix of the Last Will and Testament of Harriett Martin James, dated September 15, 1967, and recorded in said clerk's office in Realty Book 35-K, Pages 945-947. TO HAVE AND TO HOLD the said described property, with all and singular the rights, members and appurtenances thereunto appertaining, to the only proper use, benefit and behoof of the said Party of the Second Part, its successors and assigns, in Fee I Simple.
