LIMITED WARRANTY DEED
THIS INDENTURE made this 10TH day of MAY, 2010, by and between the RUTH D.
MARTIN, ANNA KARENA MARTIN AND JOHN DANIEL MARTIN, of Richmond
County, Georgia, hereinafter referred to as "Grantor ", and AUGUSTA, GEORGIA, a political
subdivision of the State of Georgia, as parties of the second part, hereinafter referred to as "Grantee" (the
words "Grantor" and "Grantee" to include heirs, successors, legal representatives and assigns where the
context requires or permits, and shall include the singular and plural, and masculine, feminine, and neuter,
as the context requires).
WITNESSETH:
That Grantor, for in consideration of the sum of Ten Dollars ($10.00) and other good and valuable
considerations in hand paid at and before the sealing and delivery of these presents, the receipt whereof is
hereby acknowledged, has granted, bargained, sold, aliened, conveyed and confirmed, and by these
presents does grant, bargain, sell, alien, convey and confirm unto Grantee, and the successors, legal
representatives and assigns of Grantee all those tracts or parcels of land lying and being in the City
of Augusta- Richmond County, Georgia, more particularly described on Exhibit "A" attached
hereto and incorporated herein by reference (the "Property ").

TO HAVE AND TO HOLD the said tract or parcel of land, with all and singular the rights,
members, and appurtenances thereof, to the same being, belonging, or in anywise appertaining, to the only
proper use, benefit and behalf of the said Grantee forever in FEE SIMPLE; and
AND THE SAID GRANTOR will warrant and forever defend the right and title to the
above described property unto the said Grantee against the claims of all persons whomsoever, but
not otherwise; provided however that the warranties of title made by Grantor herein shall not
extend to any claims arising under those matters set forth on Exhibit "B" attached hereto and
incorporated herein by reference.
IN WITNESS WHEREOF, Grantor has executed and sealed this indenture, and delivered
this indenture to Grantee, all the day and year first written above.

on a plat of Shadow Lake Ltd., Section II, Part 1, prepared for South Richmond County Estates,
Inc., by George L. Godman & Associates, R.L.S., dated November, 1980, and recorded in Realty
Reel 133, page 2320, said tract having a frontage of 200.00 feet, more or less, on the northeastern
right -of -way of U.S. Highway #1, Richmond County, Georgia, and being 5.773 acres, more or less,
said plat appears in the Clerk of Superior Court's Office for Richmond County, Georgia. Said lot
is subject to those certain Protective Covenants and easements of record for Shadow Lake Ltd.,
recorded in Realty Reel, 121, pages 2166 -2167, records of the Clerk of Superior Court's Office for
Richmond County, Georgia, and are part and parcel of this deed.

RESOLUTION
RESOLUTION AUTHORIZING THE PURCHASE OF PROPERTY
LOCATED AT 4338 DEANS BRIDGE ROAD & 4340 DEANS
BRIDGE ROAD
WHEREAS, the Augusta - Richmond County Commission (hereinafter "City" or
"Augusta, Georgia ") has determined it is in the best interest of Augusta, Georgia to purchase
property commonly known as: 4338 Deans Bridge Road (176 -0- 005 -00 -0) & 4340 Deans Bridge
Road (176 -0- 006 -00 -0) (the "Property "), from Ruth D. Martin, Anna Karena Martin, & John
Daniel Martin; and
WHEREAS, Ruth D. Martin, Anna Karena Martin, & John Daniel Martin have offered
to sale the property known as Map and Parcel 176 -0- 005 -00 -0 as identified as Tract 3 on a plat of
Shadow Lake Ltd., Section II, Part I, prepared for South Richmond County Estates, Inc., by
George L. Godman & Associates, R.L.S., dated November, 1980, and recorded in Realty Reel
133, page 2320, said tract having a frontage of 200.00 feet, more or less, on the northeastern
right -of -way of U.S. Highway #1, Richmond County, Georgia, and being 5.627 acres, more or
less, said plat appears in the Clerk of Superior Court's Office for Richmond County, Georgia.
Said lot is subject to those certain Protective Covenants and easements of record for Shadow
Lake Ltd., recorded in Realty Reel, 121, pages 2166 -2167, records of the Clerk of Superior
Court's Office for Richmond County, Georgia, and are part and parcel of this deed, a copy of

Reel 133, page 2320, said tract having a frontage of 200.00 feet, more or less, on the northeastern
right -of -way of U.S. Highway #1, Richmond County, Georgia, and being 5.773 acres, more or
less, said plat appears in the Clerk of Superior Court's Office for Richmond County, Georgia.
Said lot is subject to those certain Protective Covenants and easements of record for Shadow

WHEREAS, the total purchase price is One Hundred Thirty Five Thousand Dollars and
No Cents (135,000.00); and
WHEREAS, it is necessary and appropriate for a resolution to be adopted authorizing the
purchase of Tract "2" and "3" on the attached plat and to further authorize the execution of the
necessary closing documents by the Mayor and the Clerk of Commission.

NOW, THEREFORE, BE IT RESOLVED by the Augusta- Richmond County
Commission,
Section 1: Augusta, Georgia shall purchase property commonly known as Map and
Parcel 176 -0- 005 -00 -0 and 176 -0- 006 -00 -0 as shown on the attached plat
for the purchase price of $135,000.00, with the funds for such purchase to
come from Account Number 541044210/5411110.
Section 2: It is further resolved that the Mayor and Clerk of Commission of Augusta,
Georgia are hereby authorized to execute such documentation as may
reasonable be required, in form approved by Interim General Counsel of
Augusta to acquire such Tracts.
Section 3: This Resolution shall be recorded in the Minutes of the Augusta -
Richmond County Commission, accompanied by the exhibits referred to
herein.
Duly adopted by the Augusta- Richmond County Commission this t2kled _ day of
