more particularly described as follows: TO FIND THE TRUST POINT OF
BEGINNING, commence at the intersection of the eastern right-of-way of
Thirteenth (McKinnie) Street, at its northeastern intersection with the northern
right-of-way of Walker Street, said intersecting point being common to the
southwestern boundary of property owned now or formerly by Thomas J. and
Frances B. Kendrick; thence extending south 670 47' 57" east for a distance of
69.16 feet (tie) to a building corner which is common to the southeastern corner
boundary of property now or formerly of Thomas J. and Frances B. Kendrick, the
northern right-of-way of Walker Street and the southwestern corner of a certain
"BRICK BLDG. " owned by the Richmond County Board of Education, which is
the "TRUE POINT OF BEGINNING"; thence, from the true point of
beginning, as thus established, go north 20056'08" east for a distance of 81.65
feet to a building corner; thence south 67048'39" east for a distance of 140.24
feet to a #4 rebar set; thence north 20058'58" east for a distance of 154 feet to
a #4 rebar set; thence north 74033'08" west for a distance of 79.11 feet to a "bolt
found"; thence north 69007'37" west for a distance of 130.46 feet to a #4 rebar
found; thence north 20058'39" east for a distance of 138.82 feet to a nail set in

thence extending south 670 49' 25" east for a distance of 101.95 feet along the
southern right-of-way of Walker Street to a #4 rebar found; thence extending
north 21025'09" east a distance of 39.42 feet to a point which is marked as a
"corner not set"; thence extending north 67047'57" west for a distance of 33.08
feet along the northern right-of-way of Walker Street on a line common to Walker
Street and property of the Richmond County Board of Education; to the building
comer which is the "TRUE POINT OF BEGINNING" .
Said property is bounded as follows: On the North by the Augusta Canal (3rd
Level); on the East by the Augusta Canal (2nd Level); on the South by the
Augusta Canal (2nd Level); and property, now or formerly, of Richmond County
Hospital Authority; and on the West by Thirteenth (McKinnie) Street and
property, now or formerly, of Thomas J. and Frances B. Kendrick.
The above described property contains 6.61 acres, and is shown on and described
according to, that certain plat prepared for Richmond County Board of Education
by Cranston, Robertson & Whitehurst, P.c., (John Thomas Attaway, Georgia
Registered Land Surveyor #2512), dated February 24, 1994, which plat is
incorporated herein by this reference and made a part of this description; said plat
being recorded in the Office of the Superior Court of Richmond County in Realty
Reel~, Page A 3/- ~3.b . Said property is conveyed subject to such
rights and easements as may exist in favor of the City Council of Augusta by
reasons by the existence of the Augusta Canal which abuts on a portion of said
property all as shown on the aforesaid plat.
And being a portion of that property conveyed to the County Board of Education
of Richmond County by Deed of David Silver, dated September 15, 1988, said
deed being recorded in the Office of the Clerk of the Superior Court of Richmond
County, Georgia in Realty Reel 295, Page 1292.
TO HAVE AND TO HOLD THE LAND, together with all and singular the rights,
members and appurtenances thereof, to the same, being, belonging, or in anywise appertaining,

to the only proper use, benefit and behoof of Grantee forever in FEE SIMPLE.
AND GRANTOR WILL WARRANT and forever defend the right and title to the land
unto Grantee against the claims of any persons owning, holding or claiming by, through or under
