THIS INDENTURE, made and entered into this /7 ~ay of ;V' ~
2000, between L. H. SIMKINS, JR., a/k/a leRoy H. Simkins, Jr., as Party of the First
Part, and AUGUSfA, GEORGIA, a political subdivision of the State of Georgia, as Party
of the Second Part;
WITNESSETH
THAT THE SAID Party of the First Part, for and in consideration of the sum of One
Hundred Fifty-Two Thousand Five Hundred Nineteen and NO/100 ($152,519.00) Dollars
in hand paid, at and before the sealing and delivery of these presents, the receipt whereof
is hereby acknowledged, has granted, bargained, sold, aliened, conveyed and confirmed,
and by these presents does grant, bargain, sell, alien, convey and confirm unto the said

Party of the Second Part, its successors and assigns, the following described property, to-
wit:
ALL THAT TRACT OR PARCEL OF lAND, lying and shown as
a portion of Aiken County, South Carolina, Tax Parcel 00-026-
01-004, near Beech Island, South Carolina, containing 45.55
acres, more or less, as shown on a plat prepared for Augusta,
Georgia by Cranston, Robertson & Whitehurst, dated February
12, 1999, a copy of which is attached hereto and incorporated
by reference as to the metes, bounds, courses and directions.
SAID PROPERlY is a portion of that parcel conveyed to leRoy
H. Simkins, Jr. by deed of leRoy H. Simkins dated 1975 and
recorded in the Office of the Clerk of Court of Common Pleas
and General Sessions of Aiken County, South Carolina in Deed
Book 551, Pages 441-444.
The Party of the First Part, L. H. Simkins, does also hereby
grant in perpetuity to the Party of the Second Part, Augusta,
Georgia, its successors and assigns, an easement for ingress
and egress from Gum Swamp Road over the Party of the First
Part's field roads as they now exist or as they may be located in
the future.
TO HAVE AND TO HOLD the said described property, with all and singular the
rights, members and appurtenances thereunto appertaining, to the only proper use, benefit
and behoof of the said Party of the Second Part, successors and assigns, in Fee Simple.
And the said Party of the First Part warrants and will forever defend the right and
title to the above described property unto the said Party of the Second Part, its successors
and assigns, against the lawful claims of all persons owning, holding or claiming by,
through or under the said Party of the First Part.
