WARRANTY DEED
THIS INDENTURE, Made this 20th day of March, 2007, between SAMUEL L. HICKSON,
of Richmond County, Georgia, as party of the First Part, and AUGUSTA, GEORGIA, a political
subdivision of the State of Georgia, as party of the Second Part,
WITNESSETH: That the said party of the First Part, for and in consideration of the sum of
Ten ($10.00) Dollars and other good and valuable consideration in hand paid, at and before the
sealing and delivery of these presents, the receipt of which is hereby acknowledged, has granted,
bargained, sold and conveyed, and by these presents does grant, bargain, sell and convey unto the
said party of the Second Part, its 3uccessors and assigns, the following described property, to wit:
See Exhibit A hereto attached and by reference made a part hereof.
TO HAVE AND TO HOLD the said bargained premises, together with all and singular the
rights, members and appurtenances thereof, to the same being, belonging or in anywise appertaining
to the only proper use, benefit and behoof of the said party of the Second Pmi, its successors and
assigns, forever, IN FEE SIMPLE.

forever defend the right and title to the above described property, unto the said party of the Second

Exhibit A
All that lot or parcel of land, with improvements thereon, situate, lying and being in the
City of Augusta, Richmond County, Georgia, and having a frontage of forty (40) feet,
more or less, 011 the North side of Calhoun Street, between Campbell (9th) and Cumming
(loth) Streets, and extending back between parallel lines a distance of seventy (70) feet,
more or less, half way to Talcott Street. BOUNDED, ALL NOW OR FORMERLY:
North by Elizabeth Ward; East by property of the Estate of J. G. Belding; South by
Calhoun Street; and West by A. E. Gerald. The property herein described being known
under the present system of house numbering in the City of Augusta as 923 Calhoun
Street.
