H. HATFIELD, of Richmond County, Georgia, as party of the first part, and AUGUSTA,
GEORGIA, a political subdivision of the State of Georgia, as party of the second part;
WIT N E SSE T H:
That the party of the first part, for and in consideration of the sum of One Hundred
Five Thousand and Noll 00 ($105,000.00) Dollars, cash in hand paid, receipt whereof is hereby
acknowledged, does hereby grant, bargain, sell and convey unto the party of the second party, his
heirs and assigned, the following described property, to-wit:
All that tract or parcel of land, with improvements thereon, situate,
lying and being in the City of Augusta, State of Georgia, consisting
of 1.24 acres; fronting on the North side of Broad Street a distance of
two hundred four and seventy one-hundredths (204.70) feet and
running back between parallel lines a distance of two hundred sixty-
four and eighty-two one-hundredths (264.82) feet on its western
boundary and a distance ,of one hundred sixty and ninety-nine one-
hundredths (260.99) feet on its Eastern boundary to a rear width of
two hundred six and forty-six one-hundredths (206.46) feet.
Bounded as follows: South by Broad Street; West by Sibley Street,
North by Reynolds Street and East by East Boundary, all as shown on
a plat prepared by W. R. Toole Engineers, Inc., dated September 23,

1999, a copy of which is attached hereto and made by reference a part
hereof for a more complete and accurate description as to the metes,
bounds, distances and location. The improvements on said lot are
known under the present system of numbering as No.1 Broad Street.
TO HA VE AND TO HOLD the said parcel of land, together with all rights, ways and
appurtenances thereto belonging or in anywise appertaining unto the party of the second part, its
successors and assigns, in fee simple, forever.
AND the party of the first part does hereby warrant the title to said property to the
party of the second part and will forever defend the same against the lawful claims of all persons
whomsoever.
IN WITNESS WHEREOF, the party of the first part has hereunto set her hand and
seal, the day and year first above written.

Georgia, being desirous of arranging for the transaction of my
business through an attorney-in-fact, have appointed, named and
constituted, and by these presents do constitute, make and appoint
META MEINERS HOLLINS, as my true and lawful attorney-in-fact, and
I do authorize said attorney-in-fact, for me and in my name, place
and stead:
(a) To sell~ mortgage, ,encumber, convey, rent, lease, pledge,
or otherwise dispose of, by deed with or without warranty, bill of
sale, contract or otherwise, any property, real or personal, which
I may own or in which I may have an interest, or which I may
