WARRANTY DEED
RICHMOND COUNTY
THIS INDENTURE, made this ~ day of March, 2002, by and between
INDUSTRIAL DEVELOPMENT ASSOCIATES (a.k.a. Industrial Development & Associates), a
South Carolina Partnership composed of PAUL DEBORDE, SHELBY 1. DEBORDE, JR., and
INZA DEBORDE, as party of the fIrst part, and AUGUST A, GEORGIA, a political subdivision of
the State of Georgia, as party of the second part;
WIT N E SSE T H:
That the party ofthe first part, for and in consideration of the sum of One Hundred
Ninety Thousand and Noll 00 Dollars ($190,000.00), cash in hand paid, receipt whereof is hereby
acknowledged, does hereby grant, bargain, sell and convey unto the party of the second party, its
successors and assigns, the following described property, to-wit:
All that lot or parcel ofland, together with all improvements thereon, lying and being
in the State of Georgia, Richmond County, located on the north side of Marvin
Griffin Road, consisting of7.07 acres, more or less, and being known and designated
as lot "c" as shown upon a plat prepared by Baldwin & Cranston Associates, dated
February 10, 1971, and recorded in realty book 38-U, pages 631-634 in the OffIce
of the Clerk of the Superior Court of Richmond County, Georgia, and reference is

hereby made to said plat for a more particular description of the metes, bounds and
location of said property, and excepting therefrom a portion of said Lot C conveyed
to Monument Leasing Corp. from Industrial Development Associates by deed dated
August 6, 1997 and shown on a plat prepared for Swan Construction Co. by Southern
Partners, Inc., dated July 29, 1997 and recorded in realty reel 567, page 148-153 in
said Clerk's office; Excepted from this conveyance is certain property by Chestnut
Investments, Inc. to Industrial Developers by deed dated May 31, 1978, and recorded
in realty reel 93, page 2237 in said Clerk's office.
This is a portion of the same property acquired by party of the first part by limited
warranty deed dated April 30, 1982 from Chestnut Investment, Inc., and recorded in
realty reel 150 at page 215 in said Clerk's office.
TO HAVE AND TO HOLD the said parcel of land, together with all rights, ways
and appurtenances thereto belonging or in anywise appertaining unto the party of the second part,
its successors and assigns, in fee simple, forever.
AND the party of the first part does hereby warrant the title to said property to the
party of the second part and will forever defend the same against the lawful claims of all persons
whomsoever.
IN WITNESS WHEREOF, the party of the first part has hereunto set its hands and
seals, the day and year first above written.
