"Grantor,1I and AUGUSTA, GEORGIA, a political subdivision of the State of Georgia,
hereinafter referred to as "Grantee,"

Grantor, for an in consideration of the purchase price hereinafter set forth in hand
paid at and before the sealing and delivery of these presents, the receipt whereof is
hereby acknowledged, has granted, bargained, sold, aliened, con eyed and confirmed,
and by these presents does grant, bargain, sell, alien, convey and confirm unto the said
Grantee the property described in Exhibit "A" attached hereto and incorporated as if
fully set forth herein verbatim.
Said property is conveyed by virtue of an Order of the Probate Court of
Richmond County, Georgia, issued on June 28, 2002, entered after due notice of the
application thereof as required by law.

ALL THAT LOT OR PARCEL OF LAND,'located in the State of
Georgia, County of Richmond, and being known as Lot 5, Block 28, in
Turpin Hill, as shown on a certain plat recorded in the Office of the Clerk
of Superior Court of Richmond County, Georgia in Realty Book 4-C, Page
772. This property fronts on the Eastern side of Grand Boulevard,
between 12th and 11th Avenue, fronting on Grant Boulevard 50 feet, and
extending back between parallel lines 150 feet to an alley. It is
BOUNDED: On the North by Lot 6, Block 28, of said plat; East by a 15 foot
alley; South by Lot 24, Block 28, of said plat; and West by Grand
Boulevard.
Said property is the same as that conveyed to Janie Johnson
Hampton by deed from James Hampton, dated December 6, 1984, and
recorded in said Clerk's Office in Deed Book 196, page 1417, et seq.

That owner is this day conveying said property as security for the repayment of a loan. That there is not on record a
preliminary notice or claim of lien,
That there is no outstanding indebtedness for equipment, appliances, or other fixtures attached to said property,
That the lines and corners of said property are clearly marked and there are no disputes concerning the location of
the lines and corners.
That there are no pending suits, proceedings, judgments, bankruptcies, liens, preliminary notice of liens or
