WARRANTY DEED
THIS INDENTURE, made and entered into this 1?I"n day of Apr; I ,2001,
between GEORGE R. SIBLEY, JR. as Trustee for Kathryn R. Sibley Boardman and
Margaret Sibley Dale, f/kla Margaret I. Sibley, as Party of the First Part and AUGUSTA,
GEORGIA, a political subdivision of the State of Georgia, acting by and through the
Augusta-Richmond County Commission, as Party of the Second Part;
WITNESSETH
THAT THE SAID Party of the First Part, for and in consideration of the sum of Sixty
Six Thousand Five Hundred and No Cents ($66,500.00) Dollars in hand paid, at and
before the sealing and delivery of these presents, the receipt whereof is hereby
acknowledged, has granted, bargained, sold, aliened, conveyed and confirmed, and by
these presents does grant, bargain, sell, alien, convey and confirm unto the said Party of
the Second Part, its successors and assigns, the following described property, to-wit:

rights, members and appurtenances thereunto appertaining, to the only proper use, benefit
and behoof of the said Party of the Second Part, its successors and assigns, in Fee
Simple.
And the said Party of the First Part warrants and will forever defend the right and
title to the above described property unto the said Party of the Second Part, its successors
and assigns, against the lawful claims of all persons owning, holding or claiming by,
through or under the said Party of the First Part.
IN WITNESS WHEREOF, the Said Party of the First Part has caused same to be
executed by the proper officials, with affixed seal, and delivered these presents the day
and year first above written.

ALL THAT TRACT OR PARCEL OF LAND, together with all
improvements thereon, situate, lying and being in Augusta,
Georgia, located on the Northeastern side of Broad Street,
between Eighth Street (Jackson) and Ninth Street (Campbell),
said lot fronting on the Northeastern side of Broad Street a
distance of 16.4 feet, and extends back on its Southeastern
boundary a distance of 280.13 Feet to an alley, and extends
back on its Northwestern boundary, so as to form an interior
angle with the Northeastern boundary of Broad Street of
90012' a distance of 93 feet, at which point said property line
turns and extends so as to form an interior angle with said last
mentioned line of 178015' a distance of 187.13 feet to an alley,
and to a rear width of 17.31 feet, for which latter distance said
lot fronts on said alley. Said lot is delineated upon a plat made
by E. E. Pund, C. E., dated November 12, 1946, attached to
and recorded with a Party-Wall Agreement between Margaret
S. Sibley, Bertram Maxwell, Jr., and Jeannette Maxwell
Vallotton, dated December 23, 1946, and recorded in the
Office of the Clerk of the Superior Court of Richmond County,
Georgia, in Realty Book 16-A, pages 561-563, on which plat
said lot is delineated by; the lines A-B, B-H, H-E, E-F, F-I, I-A
and is further identified by the name "Sibley." Said lot is
bounded on the Northeast by an alley; Southeast by property
now or formerly of Burdell; Southwest by Broad Street; and
Northwest by property now or formerly of Bertram Maxwell.
Improvements on said property are known under the present
system of numbering in Augusta, Georgia as 833 Broad Street,
and is the same property acquired by the Party of the First Part
herein by deed of Margaret S. Sibley, dated February 28, 1958
and recorded in said Clerk's office in Realty Book 25-A, Pages
25-26.
INCLUDED IN THIS CONVEYANCE are any and all rights of
the Party of the First Part in and to all party-walls through
which the boundaries of the property herein conveyed extend,
and any and all rights had by the said Party of the First Part
under the terms and provisions of the aforesaid Agreement
between Margaret S. Sibley, Bertram Maxwell, Jr. and
Jeannette Maxwell Vallotton.
