WARRANTY DEED
THIS INDENTURE, made and entered into this 13~ day of YV\ A ~

between FELICIA BURGESS ANDREWS, Party of the First Part, and AUGUSTA, GEORGIA, a
political subdivision of the State of Georgia, acting by and through the Augusta-Richmond
County Commission, Party of the Second Part;
WITNESSETH:
THAT THE SAID Party of the First Part, for and in consideration of the sum of Five
Thousand Two Hundred and 00/100 ($5,200.00) Dollars in hand paid, at and before the sealing
and delivery of these presents, the receipt whereof is hereby acknowledged, has granted,
bargained, sold, aliened, conveyed and confirmed, and by these presents does grant, bargain,
sell, alien, convey and confirm unto the said Party of the Second Part, its successors and
assigns, the following described property, to-wit:
ALL that lot of land, with improvements, in the City of Augusta, Richmond
County, Georgia on the North side of Mount Auburn Street, on which it fronts
51.16 feet, more or less, and extends back 115.83 feet, more or less, and
bounded all now or formerly: South by Mount Auburn Street; North by lot of
William James; East by lot of SGE Mortgage Funding; and West by lot of Felicia
Burgess Andrews; the improvements on said lot being known as No. 2525 Mount
Auburn Street. Said property is more particularly described on the Right-of-Way
Map prepared by W. R. Toole Engineers, Inc., on April 4, 2001, attached hereto
as Exhibit "A."

TO HAVE AND TO HOLD the said described property, with all and singular the rights,
members and appurtenances thereunto appertaining, to the only proper use, benefit and behoof
of the said Party of the Second Part, its successors and assigns, in Fee Simple.
And the said Party of the First Part warrants and will forever defend the right and title to
the above described property unto the said Party of the Second Part, its successors and
assigns, against the lawful claims of all persons owning, holding or claiming by, through or
under the said Party of the First Part.
