THIS INDENTURE, made the l day of :\C\\I in the year two thousand and five,

corporation, hereinafter referred to as the Grantor and Augusta, Georgia, a political subdivision of
)tate of Georgia, hereinafter referred to as the Grantee;
WITNESSETH
That the Grantor, for and in consideration of TEN DOLLARS ($10.00) in hand and truly paid by
3rantee at and before the sealing and delivery of these presents, and other valuable consideration,
eceipt whereof is hereby acknowledged, does hereby grant, bargain, sell, convey, confirm, remise,
Ise and forever quit-claim unto the Grantee all the right, title, interest, claim or demand which the
Itor has in and to the following described real property;

All that certain tract or parcel of land, situate, lying and being in Augusta, Georgia, containing 1.97
acres, more or less, and described as follows: Starting at a point 1334.7 feet Southeast of the SR. 56
right-of-way to a 1" CTF located on the Eastern right-of-way of Bennock Mill Road, then travel
N30036'55''E a distance of 250.04 feet to a 1" OTF, then turn and travel S59027'45"E for a distance of
146.94 feet to a %" CTF, then turn and travel N34043'35"E a distance of 463. 72 feet to a #4 RS and the
Point of Beginning. From the Point of Beginning, turn and travel N55018'34'W for a distance of 183.39
feet to a #4 RS; then turn and travel N1 0025'00'W for a distance of 265 feet to a #4 RS; then turn and
travel N79035'OO"E for a distance of 260.49 feet to a #4 RS; then turn and travel S1 0018'39"E for a
distance of 265.00 feet to a 10'X10" Granite Stone Found; then turn and travel S34045'35'W for a
distance of 184.19 feet back to the Point of Beginning; as shown on a plat prepared by Cranston,
Robertson & Whitehurst, P. C., dated December 28, 2004, and attached to this instrument as "Exhibit
A". Reference is hereby made to said plat for a more complete and accurate description of said
property, its exact location, dimensions, metes and bounds.
Said tract or parcel of land is bounded on the North and West by other lands now or formerly of
Federal Paper Board Company, Inc., n/k/a International Paper Company; on the South by lands now
or formerly of Milligan; and on the East by land now or formerly of Augusta, Georgia.
Said tract or parcel of land being a portion of that conveyed to Federal Paper Board Company, Inc. by
John T. Persall, a/k/a John T. Persall, Jr., by way of Warranty Deed dated April 15, 1986, and recorded
in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Book 225,
Pages 1613-1620.

TO HAVE AND TO HOLD said property, together with all the rights, ways and appurtenances
reto belonging, or in anywise appertaining, unto the Grantee, Grantee's successors, assigns, or legal
