EXHIBIT "A"
ALL that certain tract of land situate, lying and being located in
south. Augusta - Richmond County, Georgia, being more particularly
described as follows:
Beginning at a concrete monument found on the westerly right of way
of Peach Orchard Road (U.S. Highway 25) and the northerly right of
way of Tobacco Road; thence along the northerly right of way of
Tobacco Road South 87 degrees 59'18" West a distance of 73.98 feet
to a concrete monument found; thence along the northerly right of
way of Tobacco Road North 69 degrees 10'05" West a distance of
400.28 feet to a concrete monument found; thence along the
northerly right of way of Tobacco Road North 77 degrees 50' 12" West
a distance of 33.70 feet to a point being the POINT OF BEGINNING;
thence North 69 degrees 18'18" West a distance of 283.93 feet to
a point; thence South 20 degrees 41'42" West a distance of 10.03
feet to a point on the northern right of way of. Tobacco Road;
thence along the northern right of way of Tobacco Road South 69
degrees 78'18" East a distance of 217.04 feet to a concrete
monument found; thence along the northern right of way of Tobacco
Road South 77 degrees 50'12" East a distance of 67.64 feet to the
point of beginning.
The above described property is shown as "Required R/W" on a plat prepared for
Peach .Jrchard Center, LLC by Southern Partners, Inc., dated May 5, 1998, which
has be"m recorded in the Office of the Clerk of Superior Court of Richmond
County, Georgia in Realty Reel 599, Pages 993-1004.

~[,HIS CONVEYANCE made and executed the ;;. 0 it- day of May,
1998.
WITNESSETH that Malinda D. Nicholson, now by marriage, Malinda
D. Carr, the undersigned, is the owner of the tract of land in
Augus1:a-Richmond County, through which Tobacco Road runs, which has
been laid out and shown on a plat prepared for Peach Orchard Center
by Southern Partners, dated July 24, 1997, revised February 12,
1998, being more particularly described upon said plat to which
referEmce is hereby.
NOW, THEREFORE, in consideration of the benefit to said
property by the construction and maintenance of said road and in
consideration of One Dollar ($1. 00) in hand paid, the receipt where
is hereby acknowledged, I do hereby grant, sell and convey to
Augusta-Richmond County, Georgia and its successors in office so
much land as to make a right-of-way for said road as surveyed,
being more particularly described as follows:
SEE EXHIBIT "A" ATTACHED HERETO
~~o HAVE AND TO HOLD the said conveyed premises in fee simple.
I hereby warrant that I have the right to sell and convey said
land and bind myself, my heirs, executors and administrators
