WARRANTY DEED
THIS INDENTURE, made and entered into this ~ day of ~, 2001,
between EUGENE ANDREWS AND LOIS ANDREWS, as Parties of the First Part and
AUGUSTA, GEORGIA, a political subdivision of the State of Georgia, acting by and
through the Augusta-Richmond County Commission, as Party of the Second Part;
WITNESSETH
THAT THE SAID Party of the First Part, for and in consideration of the sum of
Eighteen Thousand One Hundred Fifty Two and 62/100 ($18,152.62) Dollars in hand paid,
at and before the sealing and delivery of these presents, the receipt whereof is hereby
acknowledged, has granted, bargained, sold, aliened, conveyed and confirmed, and by
these presents does grant, bargain, sell, alien, convey and confirm unto the said Party of
the Second Part, its successors and assigns, the following described property, to-wit:

ALL THAT TRACT OR PARCEL OF LAND, together with all
improvements thereon, situate, lying and being in Augusta,
Georgia, and being on the Southwest corner of Wheeler Road
and Fleming Avenue, fronting eighty (80) feet on the South
side of Wheeler Road and extending back of even width fifty-
five (55) feet and bounded: North by Wheeler Road; East by
Fleming Avenue; South by property now or formerly of Charlie
Jackson and West by property now or formerly of Wilma and
William James and Martina Bryant. The improvements on said
lot being known and designated under the present system of
house numbering in Augusta, Georgia, as numbers 719-719%
Fleming Avenue.
SAID PROPERTY IS THE same as that transferred to Eugene
Andrews and Lois Andrews by Warranty Deed from Beatrice
Holloway, dated September 13, 1984 and recorded in said
clerk's office in Realty Reel 190, Page 215.
ALSO, ALL THAT TRACT OR PARCEL OF LAND, together
with all improvements thereon, situate, lying and being in
Augusta, Georgia, and being known and designated under the
present system of house numbering in Augusta, Georgia, as
numbers 731 Fleming Avenue. Bounded: North eighty (80) feet
by property now or formerly of Anna J. Jackson; East twenty-
four and 45/100ths (24.45) feet by Fleming Avenue; South
eighty (80) feet by property now or formerly of T. L. Morgan;
and West twenty-four and 45/100ths (24.45) by property now
or formerly of Wilma and William James and Martina Bryant.
SAID PROPERTY IS THE same as that transferred to Eugene
Andrews and Lois Andrews by Quit Claim Deed from Stephen
Bayazes, dated September 13, 1989 and recorded in said
clerk's office in Realty Reel 318, Page 597.
TO HAVE AND TO HOLD the said described property, with all and singular the
rights, members and appurtenances thereunto appertaining, to the only proper use, benefit
and behoof of the said Party of the Second Part, its successors and assigns, in Fee
Simple.

And the said Parties of the First Part warrants and will forever defend the right and
title to the above described property unto the said Party of the Second Part, its successors
and assigns, against the lawful claims of all persons owning, holding or claiming by,
through or under the said Parties of the First Part.
IN WITNESS WHEREOF, the Said Parties of the First Part has caused same to be
executed by the proper officials, with affixed seal, and delivered these presents the day
and year first above written.
