the First Part, and AUGUSTA, GEORGIA, a political subdivision of the State of
Georgia, acting by and through the Augusta-Richmond County Commission, Party of
the Second Part;
W~TNESSETHl:
THAT THE SAID Party of the First Part, for an in consideration of the sum of
Forty Tihlcl!Is21nd and 00/100 ($40,000.00) Dollars in hand paid, at and before the
sealing and delivery of these presents, the receipt whereof is hereby acknowledged,
has granted, bargained, sold, aliened, conveyed and confirmed, and by thesa presents
does grant, bargain, sell, alien, convey and confirm unto the said Party of the Second
Part, its successors and assigns, the following described property, to-wit:
ALL that certain lot and parcel of land, with improvements thereon,
situate, lying and being in the City of Augusta, Richmond County,
Georgia, fronting 80 feet on the North side of Mt. Auburn Street, and
running back between parallel lines a distance of 115 1/2 feet, the
eastern line of said lot herein conveyed lying 80 feet west of the
intersection of the northwest corner of Mt. Auburn and Fleming Streets,
and bounded as follows: On the North by property now or formerly of

Bransford; on the East by property now or formerly of Marks; on the
South by Mt. Auburn Street; and on the West by property now or formerly
of Boardman, being known and designated under the present system of
house numbering in the City of August as 2507 Mt. Auburn Street, and
designated on the City Plat Book as Lot No.8 in Block 95 of Ward 7; and
being the same piece of property conveyed to Grantor by warranty deed,
dated October 3, 1932, and recorded in the office of the Clerk of the
Superior Court of Richmond County, Georgia, in Realty Book 12 M's,
pBlges 248-9.
TO HAVE AND TO HOLD the said described property, with all and singular the
rights, members and appurtenances thereunto appertaining, to the only proper use,
benefit and behoof of the said Party of the Second Part, its successors and assigns, in
Fee Simple.
And the said Party of the First Part warrants and will forever defend the right and
title to the above described property unto the said Party of the Second Part, its
successors BInd assigns, against the lawful claims of all persons owning, holding or
claiming by, through or under the said Party of the First Part.
IN WITNESS WHEREOF, the said Party of the First Part has caused same to be
executed by the proper officials, with affixed seal, and delivered these presents the day
and year first above written.
