party of the first part, and AUGUSTA, GEORGIA, a political subdivision of the State
of Georgia, as party of the second part:

That the party of the first part, for an in consideration of the sum of Two
Thousand and No/10Oths ($2,000) Dollars, cash in hand paid, receipt whereof is
hereby acknowledged, does hereby grant, bargain, sell and convey unto the
party of the second part, its successors and assigns, the following described
property, to wit:
All that tract or parcel of land, with any improvements
thereon, situate, lying and being in the State of Georgia,
County of Richmond, City of Augusta, on the West Side of
Fleming Avenue, between Mt. Auburn Street and Wheeler
Road, fronting on Fleming Avenue a distance of 29 feet and
extending back between parallel lines a distance of 80 feet
to a rear width of 29 feet, and being known and designated
as 717 Fleming Avenue on a plat recorded in the office of
the Clerk of Superior Court of Richmond County, Georgia,
in Deed Book 18 E, page 7, reference being made to said
plat for a more complete description of this property.

ways and appurtenances thereto belonging or in anywise appertaining unto the
party of the second part, its successors and assigns, in fee simple, forever.
AND the party of the first part does hereby warrant the title to said property
to the party of the second part and will forever defend the same against the
unlawful claims of all persons whomsoever.
