DEED UNDER POWER
WHEREAS, on August 31,1992, DANNIE and EARDELL YARBROUGH, executed
a Security Deed conveying unto THE CITY OF AUGUSTA, the hereinafter described property
to secure an indebtedness of $6,000.00, which is recorded in the Office of the Clerk of the
Superior Court of Richmond County, Georgia, in Realty Reel 405, page 2019; and
WHEREAS, default having been made in the payment of principal and interest of the
indebtedness secured by said Security Deed, and by reason of the powers contained in said
Security Deed the said THE CITY OF AUGUSTA declared the entire indebtedness due and
payable and did advertise said property for sale at the time, terms and place thereof, once a week
for four (4) weeks in the Augusta Chronicle, the newspaper in which Sheriff's advertisements for
Richmond County were published, on June 6, 13, 20, and 27, 2002, all in accordance with the
terms contained in said Security Deed; and
WHEREAS, the said THE CITY OF AUGUSTA complied with the provisions of
O.c.G.A. 44-14-162.2 by giving the required notice of foreclosure proceedings to The Estate of
DANNIE and EARDELL YARBROUGH, more than fifteen (15) days prior to the sale date;
and
WHEREAS, pursuant to said advertisement, the said property was offered for sale and
sold to the highest bidder thereof on the first Tuesday in July, 2002, to-wit: On July 2,2002
within the legal hours of sale, in front of the Court House door in Richmond County, Georgia,
and THE CITY OF AUGUSTA W1S the highest bidder for said property at and for the

NOW THEREFORE, THIS INDENTURE made this 2nd day of July, 2002 between
DANNIE and EARDELL YARBROUGH, by their Attorney-in-Fact, THE CITY OF
AUGUSTA, as Parties of the First Part, and AUGUSTA.RICHMOND COUNTY of Richmond
County, Georgia as Party of the Second Part.
WITNESSETH: That for and in consideration of the sum of TWENTY THOUSAND
AND NO/lOO ($20,000.00) DOLLARS cash in hand paid by Party of the Second Part, receipt
whereof is hereby acknowledged. Parties of the First Part do grant, bargain, sell, release, convey
and confirm unto Party of the Second Part, its successors and/or assigns, the following described
property, to-wit:
All that lot or parcel of land with improvements thereon, lying, situate and being
in the City of Augusta, Rich!11ond County, Georgia, fronting 30 feet on East side
of Ramsey Street, and exter.ding back of even width '100 feet, and being lot 25 in
Block 134 of Ward 4 on City Council Augusta Assessor's Plat Books and now
known as No. 1626 Ramsey Street, and being Lot No. 83 on a plat of lots
recorded in Deed Book5-S, page 163 in the Office of the Clerk of Superior Court
of Richmond County, Georgia, and bounded as a whole now or formerly; North
by property now or formerly of Emma Gary; East by an alley; South by Lot No.
82 on said plat in Book 5-S, page 163, in said Clerk's Office, now property of
Carrie Belle Brooks, and West by Ramsey Street. And being a part of the property
conveyed by Cornelius M. Brooks to Carrie Belle Brooks by Deed recorded in
Realty Book 17- Y, page 61, said same Clerk's Office. The improvements on this
property now known and numbered 1626 Ramsey Street.
TO HA VB AND TO HOLD said lot of land, together with all the rights, ways and
appurtenances thereof, IN FEE SIMPLE.

Security Deed conveying unto AUGUSTA-RICHMOND COUNTY, the hereinafter described
property to secure an indebtedness of $20,000.00, which is recorded in the Office of the Clerk of
the Superior Court of Richmond County, Georgia, in Realty Reel 580, page 372; and
WHEREAS, default having been made in the payment of principal and interest of the
indebtedness secured by said Security Deed, and by reason of the powers contained in said
Security Deed the said AUGUSTA-RICHMOND COUNTY declared the entire indebtedness

hereby made to said plat for a more complete and accurate description as to the
metes, bounds and location of said property.
TO HAVE AND TO HOLD said lot of land, together with all the rights, ways and
