WHEREAS, HUNTER'S POINTE APARTMENTS, L.L,C" A Georgia Limited
Liability Company, whose address is 2255 Cumberland Parkway, Building 700, Atlanta,
Georgia, 30339, owns a tract of land in Richmond County, Georgia as identified below;
and
WHEREAS, it is the desire of HUNTER'S POINTE APARTMENTS, L,L,C., A
Georgia Limited Liability Company, to deed said tract of land to Richmond County,
Georgia, a Political Subdivision, acting by and through its Commission/Council; and
WHEREAS, said tract of land is identified as Fayetteville Drive on a plat recorded
in the office of the Clerk of Superior Court, Richmond County, Georgia, in Realty Book
37-J, Pages 510-511 to which plat reference is hereby made for a more complete and
accurate description as to the metes, bounds and location of said property; and
WHEREAS, Richmond County, Georgia, by and through its Commission/Council,
has consented and agreed to accept said tract of land as identified herein,

party at and before sealing and delivery of these presents, the receipt of which is hereby
acknowledged and for the furthe r considera tion of the benef its to other property by the
party of the first party, the party of the first part has and does by these presents, grant,
bargain, sell and confirm unto the same party of the second party, its successors and
assigns, the following, to-wit:
ALL the right, title and interest of the Party of the First Party
in and to a parcel of land described as follows:
Beginning at a point on the northern right-of-way of
Milledgeville Road and on the eastern side of Fayetteville
Drive; thence running North 03002' East for a distance of
192,6 feet to an iron pin; thence running North 68010' West for
a distance of 50 feet to an iron pin; thence runnin g South
03002' West for a distance of 192.6 feet to the northern right-
of-way of the said Milledgeville Road; thence eastward along
the right-of-way of said Milledgeville Road for a distance of 50
feet to the point of beginn ing. Said property is more fully
shown as identified as part and parcel of Fayetteville Drive on
a plat recorded in the office of the Clerk of Superior Court,
Richmond County, Georgia, in Realty Book 37-J, pages 510-
511, to which plat reference is hereby made for a more
complete and accurate description as to the metes, bounds,
and location of said property.
This being the same parcel of property conveyed to the Party
of the First Part by Quitclaim Deed from Brush and Collier
Builders dated February 25, 1998 and recorded in the real
estate records of the Superior Court Clerk's Office of
Richmond County, Georgia, in Realty Reel 587, Page 2203.
This Deed is subject to all utilities easements which have
been granted in the past and all telephone lines, gas lines, or
power lines for the transm ission of electricity which have been
granted in the past. The Party of the First Part herein
reserves an easement over the property herein conveyed for
the purpose of ingress and egres flowing to the Party of the
First Part and its successors and assigns, the maintenance
and installation of power lines for the transm ission of
electricity, telephone lines, gas lines, and other utilities for the
purpose of serving said apartment complex and the property
adjacent thereto.

TO HAVE AND TO HOLD, said land with all and singular, the rights, members,
appurtEmances thereto belonging as aforesaid and every part thereof, and to the party of
the second part, its heirs and assigns, forever in fee simple,
,C\ND the said party of the first part, its heirs and legal representatives, shall and
will warrant and forever defend by these presents the title to said land and to the party
of the second part, its heirs, legal representatives and assigns against the party of the
first part, its heirs and legal representatives, and against lawful claim of claims of any
person or persons whomsoever.
IN WITNESS WHEREOF, the party of the first party has hereunto set its hand and
