STATE OF GEORGIA ) ) ) QUIT CLAIM DEED ~ COUNTY OF RICHMOND TillS INDENTURE, made this 4th day of March, 1997, between RICHMOND COUNTY, GEORGIA, Successor by Consolidation to The City Council of Augusta, as Party of the First Part, hereinafter referred to as Grantor and COUNTY BOARD OF EDUCATION OF RICHMOND COUNTY, GEORGIA, as Party of the Second Part, hereinafter referred to as Grantee (the words "Grantor" and "Grantee" to include their respective successors and assigns where the context requires or permits). WITNESSETH: That Grantor for the sum of One and Noll 00 ($1.00) Dollars and other valuable considerations in hand paid at and before the sealing and delivery ofthese presents, and hereinafter recited, the receipt whereof is hereby acknowledged, by these presents does hereby remise, convey and forever QUITCLAIM unto the said Grantee, COUNTY BOARD OF EDUCATION OF RICHMOND COUNTY, GEORGIA, the following described property, to wit: ALL that lot, tract or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, Richmond County, in the 87th GMD and being more particularly shown and designated as Tract A containing 2.05 acres as shown on a plat prepared for W. Rodger Giles, Inc. and Rodger Giles, Inc. Profit Sharing Trust by Crantson, Robertson & Whitehurst, P.c. under date of March 4, 1997, a copy of which is recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Realty Reel , page . Reference is hereby made to said plat for a more complete and accurate description as to the metes, bounds, and location of Tract A and all easements affecting same. ALSO, all that lot, tract or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, Richmond County, in the 87th GMD and being more particularly shown and designated as Tract B containing .91 acres as shown on .. ~ < a plat prepared for W. Profit Sharing Trust by Crantson, Robertson & Whitehurst, P.C. under date of March 4, 1997, a copy of which is recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Realty Reel , page . Reference is hereby made to said plat for a more complete and accurate description as to the metes, bounds, and location of Tract B and all easements affecting same. As additional consideration of this QUITCLAIM is the conveyance of a reversionary interest by the Grantee herein to 1.87 acres and the improvements thereon, under certain terms and conditions as defmed, to Grantor, as evidenced by a Quit-Claim Deed from COUNTY BOARD OF EDUCATION OF RICHMOND COUNTY, GEORGIA to RICHMOND COUNTY, GEORGIA, Successor by Consolidation to The City Council of Augusta, with the terms and conditions of the reversionary interest set forth in the Quit-Claim Deed recorded simultaneously herewith, reference being made to said Quit-Claim Deed for a more complete definition as to the terms and conditions of said reversionary interest. TO HAVE AND TO HOLD the said described premises to Grantee, so that neither Grantor nor any person or persons claiming under Grantor shall at any time, by any means or ways, have, claim or demand any right or title to said premises or appurtenances, or any rights thereof.
