Manchester Subdivision - Sections Three & Four
THIS INDENTURE, made and entered into this _� day of 90V 2010
by and between COEL Development Co., Inc & Stephen Beazley Builders, hit. ( "Developer "),
and Augusta, Georgia, a political subdivision of the State of Georgia, acting by and through its
Augusta, Georgia Commission ( "Augusta ").
WITNESSETH:
THAT the Developer, for and in consideration of the sum of One Dollar ($1.00) in cash
to it in hand paid by Augusta, the receipt of which is hereby acknowledged, at and/or before the
sealing and delivery of these presents, and other good and valuable considerations, has granted,
bargained, sold, released, conveyed and confirmed and by these presents does grant, bargain,
sell, release, convey, and confirm unto Augusta, its successors and assigns, the following
described property, to -wit:
ALL PORTION OF PROPERTY SHOWN ON THE PLAT HEREIN REFERRED TO AS ALL
THOSE STREETS AND STORM DRAINAGE SYSTEMS located in Manchester Subdivision,
Section Three, according to a plat prepared by Southern Partners dated August 7, 2008, being
shown as the following street: Frank Warren Drive, as more particularly shown and designated
on said plat as recorded. in the Office of the Clerk of Superior Court, Augusta - Richmond County,
Georgia in Book 4, Page 289, to which plat reference is made for a more complete and accurate
description as to the metes, bounds, and location.
And also ALL PORTION OF PROPERTY SHOWN ON THE PLAT HEREIN REFERRED TO
AS ALL THOSE STREETS AND STORM DRAINAGE SYSTEMS located in Manchester
Subdivision, Section Four, according to a plat prepared by Southern Partners dated November 3,
2008, being shown as the following street: Dave MacDonald Drive, as more particularly shown
and designated on said plat as recorded in the Office of the Clerk of Superior Court, Augusta -
Richmond County, Georgia in Book 5, Page 2, to which plat reference is made for a more
complete and accurate description as to the metes, bounds, and location.
TOGETHER with an easement to enter upon all areas shown as drainage and utility
easements on said plat.

TO HAVE AND TO HOLD SAID PROPERTY and all singular the members and
appurtenances therein belonging as aforesaid, and every plat thereof, unto Augusta, its

successors and assigns, forever, in FEE SIMPLE.
IN WITNESS WHEREOF, the said Developer has caused these presents to be executed
