WARRANTY DEED
THIS INDENTURE, made this I 3d day of May in the year of our
Lord Two Thousand Eight, between CHRIS JOHNSON d/b/a RIVERBEND CUSTOM
HOMES of the State of Georgia and County of Richmond of the first part, and
AUGUSTA, GEORGIA, a political subdivision of the State of Georgia of the second
part,
WITNESS, That the said Party of the first part, for and in consideration of
the sum of TEN AND NO/100 ($10.00) DOLLARS and other good and valuable
consideration in hand paid at and before the sealing and delivering of these presents,
the receipt whereof is hereby acknowledged, has granted, bargained, sold and
conveyed, and by these presents does grant, bargain, sell and convey unto the said
Party of the second part, its successors and assigns, the following described property,
to-wit:
All that tract or parcel of land, situate, lying and being in the State of
Georgia, County of Richmond, being shown and designated as Tract
C containing 1.61 Acres on a plat prepared for Chris Johnson by.
William R. Gore, Professional Land Surveyors, Inc. dated April 4,
2008 recorded in the Office of the Clerk of the Superior Court of
Richmond County, Georgia in Book t.( ,page ?f~r? ,
reference being made to said plat for a more complete and accurate
description as to the metes, bounds and location of said property.

TO HAVE AND TO HOLD the said bargained premises, together
with all and singular the rights, members and appurtenances thereof, to the same

being, belonging or in anywise appertaining, to the only proper use, benefit and behoof
of the said Party of the second part, its successors and assigns forever, IN FEE

And the said Party of the first part, for his heirs and assigns will warrant
and forever defend the right and title to the above described property unto the said
Party of the second part, its successors and assigns, against the lawful claims of all
persons whomsoever.
