QUITCLAIM DEED
COUNTY OF RICHMOND
THIS INDENTURE, made the --1Ji!aay of 5< lev , 2008 between Augusta-
Richmond County, Georgia, as successor in interest to ichmond County, Georgia and the
Board of Commissioners of Roads and Revenues of Richmond County, Georgia, a political
subdivision of the State of Georgia, hereinafter called Grantor, and Berckman Residential
Properties, LLC, hereinafter called Grantee (the words "Grantor" and "Grantee" which terms
shall include both the plural and the singular and their respective heirs, successors and assigns,
where the context requires or permits).
WITNESSETH: That Grantor for and in consideration of the sum of ONE AND NOI100
DOLLAR ($1.00) AND OTHER GOOD AND VALUABLE CONSIDERATION, in hand paid,
the receipt and adequacy of which is hereby acknowledged, have bargained, sold, and does by
these presents bargain, sell, remise, release and forever quit-claim to Grantee all the right, title
interest, claim or demand which the Grantor has or may have had in and to the following
described real property, to wit:
A roadway fronting on the South side of Heath Drive and of the width 50.5 ft. and
extending back between parallel lines in a Southernly direction, and then in a
Southwesternly direction a distance on its Western boundary of 453 ft. and on its Eastern
boundary a distance of 465.5 ft. The said road is bounded on the North by Heath Drive;
on the West by lots Nos. 1, 2 and 3 of Block "B" of the plat recorded at Realty Book 19
D's, Page 409 in the Office ofthe Clerk of Superior Court of Richmond County, Georgia;
on the East by lots Nos. 9, 10, 11 and 12 of Block "A" of the aforesaid plat; on the South
by J. O. Jones Subdivision. Said road is known and designated as McCarthy Drive. For
a more specific description as to the metes and bounds of said road reference is made to
the aforesaid plat of Berckman Heights Subdivision and by this reference said play is
made a part and parcel of this deed.

with all the rights, members and appurtenances to the said described premises in anywise
appertaining or belonging.
TO HAVE AND TO HOLD the said described premises unto the Grantee, so that neither
the said Grantor, nor any other person or persons claiming under Grantor, shall at any time claim
or demand any right, title or interest to the aforesaid described premises or its appurtenances.
IN WITNESS WHEREOF, the Grantor has signed and sealed this deed the day and year
above written.
