Dear Lena:
I am enclosing herewith the original quitclaim deed from
Ralph N, Atwell and Mary W. Atwell to Augusta-Richmond County,
dated November 19, 1996, which has been recorded in the office of
the Clerk of the Superior Court of Richmond County, Georgia, in
Realty Reel 542, pages 2369-2370, along with copy of boundary line
agreements, all in connection with the above matter. I forwarded
the warranty deed in connection with this acquisition to you by
letter dated January 3, 1997.
Please retain these documents with the warranty deed.

BOUNDARY LINE AGREEMENT
COUNTY OF RICHMOND
WHEREAS, all parties hereto are owners of property contiguous
to each other and presently use Woods Drive (aka Wood Drive) for
purposes of ingress and egress, said Woods Drive (aka Wood Drive)
being shown on various plats and tax maps of said properties; and
WHEREAS, a property line dispute has arisen between the
parties and a dispute has arisen as to the use of the dirt road
known as Woods Drive (aka Wood Drive); and
WHEREAS, all parties hereto agree to enter into an agreement,
which includes certain concessions, which are included herein and
listed hereinafter; and
WHEREAS, the parties hereto further agree as follows:
A, Laurie A, Laidig is the owner of property specified as
Map and Parcel 29-55 under the current tax mapping system in use in
Augusta-Richmond County, Georgia, pursuant to deed from Donald
Glenn Laidig recorded on Reel 457, page 1858, aforesaid records.
B. Wayman Williford is the owner of property specified as
Map and Parcel 29-6 under the current tax mapping system in use in
Augusta-Richmond County, Georgia, pursuant to deed from Jessie Leon
Wood and Maudie Mae Wood recorded in Deed Book 31-D, page 875,
aforesaid records,
C. G,S, Hambrick is the owner of the property specified as
Map and Parcel 29-7.1 under the current tax mapping system in use
in Augusta-Richmond County, Georgia, pursuant to deed from J.L.
Wood and Maudie Mae Wood recorded on Reel 57, page 1203, aforesaid
records,
D. Augusta Arsenal Soccer Club, Inc. is the owner of the
property specified as Map and Parcel 29-7,2 under the current tax
mapping system in use in Augusta-Richmond County, Georgia, pursuant
to deed from Dayspring Baptist Church of Augusta, Inc, recorded on
Reel 454, page 767, aforesaid records.
E. The parties hereto assert that the property owned by them
is owned free and clear, and that no lienholders' signatures are
necessary as to this Agreement,
F. All parties hereto join in this Boundary Line Agreement
to definitively locate the dividing lines between the respective
tracts owned by the parties hereto.
NOW, THEREFORE, in consideration of the sum of One Dollar
($1.00) in hand paid by the parties hereto, each to the other, it
is agreed as follows:

1. That the plat prepared by Robert L. Herrington dated
November 8, 1996, represents the agreed upon boundary lines as to
each.' parcel, said plat being attached hereto, recorded herewith,
and made a part hereof by reference.
2, As part of this Agreement, the Augusta Arsenal Soccer
Club, Inc, agrees to abandon any ownership or right of easement
through the property known as Woods Drive (aka Wood Drive) and to
any other property located inside of the new boundary lines as
established under this Boundary Line Agreement, All parties agree
that the new boundary line, as established by this agreement, shall
be a line running from Point 'A' to Point 'B' and continuing to
Point ' C' ,
Augusta Arsenal Soccer Club, Inc, will quit claim all right,
title and interest to G,S, Hambrick in Tracts A-I and A-2,
aforesaid plat;
Augusta Arsenal Soccer Club, Inc, will quit claim all right,
title and interst to Wayman Williford in Tracts B-1 and B-2,
aforesaid plat;
Augusta Arsenal Soccer Club, Inc, will quit claim all right,
title and interest to Laurie A. Laidig in Tract C-l, aforesaid
plat;
Laurie Laidig will quit claim all right, title and interest to
Augusta Arsenal Soccer Club, Inc, in Tract C-2, aforesaid plat.
3, All parties agree that Augusta Arsenal Soccer Club, Inc"
and any successors or assigns, shall have the right to use Woods
Drive (aka Wood Drive) as it exists up until and through February,
1997, On or before that date, Augusta Arsenal Soccer Club, Inc.
agrees to construct a 6' chain link fence with green privacy slats,
said fence to be located just inside the new boundary line of
property of Augusta Arsenal Soccer Club, Inc.
4, All parties agree that the Boundary Lines as established
by the plat mentioned herein shall constitute the Boundary Lines
(dividing lines) between the properties of the parties, and each
party quitclaims to the other such areas respectively adjoining
said line as are required to establish the same as a boundary,

BOUNDARY LINE AGREEMENT
WHEREAS, RALPH N. ATWELL AND MARY W. ATWELL (hereinafter
referred to as "Atwell") are owners of property known as Lot "A"
which was purchased from Brian E. Epstein, et aI, per warranty deed
of record on Reel 533, pages 1089-1090, Richmond County, Georgia,
records, the plat for said property is referred to in said Warranty
Deed; and
WHEREAS, the above-mentioned Deed purports to convey Lot/Tract
"B", which is a portion of the old abandoned right of way of Maddox
Road; which property was never quit-claimed to any adjoining
property owners;
WHEREAS, Augusta Arsenal Soccer Club, Inc. is the owner of
certain property specified as Map and Parcel 29-7,2 under the
current tax mapping system in use in Augusta-Richmond County,
Georgia, purchased from Dayspring Baptist Church of Augusta, Inc.
by deed of record on Reel 454, page 767, Richmond County, Georgia
records; and
WHEREAS, the Augusta Arsenal Soccer Club, Inc, is preparing to
deed to Augusta-Richmond County, Georgia, certain property as
follows:
29.98 acres and Tract A, as shown on plat prepared for Augusta-
Richmond County Board of Commissioners by Robert L, Herrington, Jr,
dated November 13, 1996;
and
WHEREAS, Augusta-Richmond County, Georgia, contends that it
still holds title to the old abandoned right-of-way known as Maddox
Road in that the road was never quit-claimed to the property
owners; and
WHEREAS, all parties desire to determine and agree on a new
boundary line; and all parties join in this Boundary Line Agreement
to definitively locate the boundary lines as aforesaid;
NOW, THEREFORE, in consideration of the sum of One Dollar
($1.00) in hand paid by the parties hereto, each to the other, it
is agreed as follows:
1. That the plat prepared by Robert L, Herrington dated
November 12, 1996, represents the agreed upon boundary lines as to
each parcel, said plat being attached hereto, recorded herewith,
and made a part hereof by reference. The line reflected on said
plat between Tract A, 0.12 acre, and Tract B, 0.05 acre, shall be
the new boundary line between the two parcels. Said line is shown
