as party of the second part (hereinafter referred to as "Grantee"); the words "Grantor" and
"Grantee" to include their respective heirs, successors, and assigns where the context requires or
permits.
WITNESSETH that: Grantor, for and in consideration of the sum of one dollar ($1.00)
and other valuable considerations in hand paid at and before the sealing and delivery of these
presents, the receipt whereof is hereby acknowledged, by these presents does hereby remise,

convey and forever QUITCLAIM unto the said Grantee all of Grantor's right, title and interest in
and to all those tracts or parcels of real property lying and being in the City of Augusta,
Richmond County, Georgia and being more particularly described on Exhibit "A" attached
hereto and made a part hereof.
TO HAVE AND TO HOLD the said described premises to Grantee, so that neither
Grantor nor any person or persons claiming under Grantor shall at any time, by any means or
ways, have, claim or demand any right or title to said premises or appurtenances, or any rights
thereof.
IN WITNESS WHEREOF, Grantor has signed and sealed this deed, the day and year

LEGAL DESCRIPTION FOR LOT 046-4 PARCEL 764
All that tract or parcel of land, lying and being in the City of Augusta, Richmond County,
Georgia, containing 6,751 square feet or 0.155 acre, and being more particularly described as
follows:
Beginning at a point on the east right of way line of 9th Street (James BroWfl Boulevard), said
point having Georgia State Plane East Zone Coordinates (NAD 83) N: 1,262,219.00', E:
715,962.64', said point being the Point of Beginning; thence, beginning along a curve to the right
an arc distance of 261.73' to a point, said curve having a radius of623.61', a chord distance of
259.81' and a chord bearing of S09040'55"E; thence, S02014'33"W a distance of 93.14' to a
point on the north right of way line of Walton Way; thence, along the north right of way line of
Walton Way N66044'52'W a distance of 16.07' to a point; thence, N02014'33"E a distance of
87.39' to a point; thence, along a curve to the left an arc distance of 101.87' to a point, said curve
having a radius of 608.61', a chord distance of 101.75' and a chord bearing of N02027'09"W;
thence, N22009'53"W a distance of 31.15' to a point; thence, N24023' 15"W a distance of 50.47'
to a point; thence, NI8048'04"W a distance of 35.91' to a point on the east right of way line of
9th Street (James Brown Boulevard); thence, along the east right of way line of 9th Street
N23044'49"E a distance of 49.20' to a point, said point being the Point of Beginning.
The above-described property contains 0.155 of an acre and is ShOWfl as "Property Acquired by
the City of Augusta" on, and described according to, that certain Easement Survey (Drawing No.
2480-03-B) prepared by Augusta - Richmond County by Donaldson, Garrett, & Associates, Inc.
(John M. Story, Georgia Registered Land Surveyor No. 2266) last revised on March 11, 2004,
which plat of survey is attached hereto and incorporated herein as Exhibit "A-l ".
