THIS CONVEYANCE, made and executed this -L- day of September. 1998, by and
between AE II, L.L.C., a Georgia limited liability company and AUGUSTA EXCHANGE,
L.L.C., a Georgia limited liability company (hereinafter referred to as "Grantor") and
AUGUSTA-RICHMOND COUNTY, GEORGIA. a political subdivision of the State of Georgia.
its successors and assigns (hereinafter referred to as "Grantee").
WIT N E SSE T H:
WHEREAS, Grantor is the owner of that certain tract or parcel of land located in the
1269th G.M.D, of Augusta-Richmond County, Georgia, at the mitered corner of the intersection
of the easterly side of the right-of-way along Robert C. Daniel, Jr. Parkway (95 foot right-of-way)
and the northerly side of the right-of-way along Agerton Lane; and
WHEREAS, Grantor, as the request of Grantee has agreed to convey a portion of the
above..referenced tract or parcel of land to Grantee;
NOW, THEREFORE, for and in consideration of the sum of TEN AND NO/lOG

DOLLARS ($10.00) and other good and valuable considerations, the receipt and sufficiency of
which are hereby acknowledged, Grantor does hereby grant, bargain, sell, convey and quitclaim
to Grantee all of Grantor's right, title and interest in and to all that tract or parcel of land lying and
being in the 1269th G.M.D, of Augusta-Richmond County, Georgia, and being more particularly
described on Exhibit "A" attached hereto and by this reference made a part hereof,
TO HAVE AND TO HOLD said conveyed premises in FEE SIMPLE, forever.
