Richmond County, Georgia, dated July 17, 1996, which has been
recorded in the office of the Clerk of' the Superior Court of
Richmond County, Georgia in Realty Reel 529, pages 1255-1258.

THIS INDENTURE made this il day of v~ (y , 1996 between RIVER

RESTAURANT, LIMITED PARTNERSHIP, a Georgia Limited Partnership (hereinafter the
"Grantor") and RICHMOND COUNTY, GEORGIA (hereinafter the "Grantee") .
In this deed, wherever the context so requires, the masculine gender includes feminine
and/or neuter and the singular number includes the plural. Wherever herein a verb, pronoun or
other part of speech is used in the singular, and there be more than one Grantor or Grantee, said
singular part of speech shall be deemed to read as the plural, and each Grantor shall always be
jointly and severally liable for the performance of every promise and agreement made herein.
Wherever herein Grantor or Grantee is used, the same shall be considered to mean as well, the
heirs, executors, administrators, successors, representatives and assigns of the same.
WITNESSETH: That the Grantor, for and in consideration of the sum of One Dollar, cash
in hand paid at or before the sealing and delivery of these presents, the receipt of which is hereby
. acknowledged, has bargained-and sold and by these presents does grant,' bargain, sell, convey,
remise, release and forever QUIT CLAIM unto the said Grantee, all the right, title, interest~ claim
or demand which the Grantor may have in and to the following described property:
ALL that lot, tract, or parcel of land, with all improvements ,thereon,
situate, lying and being in the State of Georgia, County of Richmond, and
being more particularly described in the exhibit hereto attached, marked
Exhibit "A" and by reference made a part hereof.
TO HAVE AND TO HOLD the said tract of land, with all and singular the rights,
members and appurtenances thereof, to the same being, belonging or in any wise appertaining, to
the proper use, benefit and behoof of the said Grantee so that neither Grantor nor any other person
. claiming under Grantor shall at any time, claim or demand any right, title or interest to the said

1.182 acres as shown and designated upon a certain plat dated
January 3, 1986, prepared for City Council of Augusta by
Department of Public Works, a copy of which is attached hereto,
marked "Exhibit AA" and incorporated by reference herein for a
more particular description of said property.
