NOW THEREFORE, THIS INDENTURE, made this ~day of January, 2007 between AUGUSTA, GEORGIA, acting by and through the Augusta-Richmond County Commission, as party of the First Part, and the AUGUSTA, GEORGIA LAND ,BANK AUTHORITY, as party of the Second Part, WITNESSETH: That this conveyance is made pursuant to a Resolution duly adopted on January ~. Book 01099:1008 Augusta - Richmond County - 2007001356 01/11/200709:42:47.00 EXHIBIT "A" ALL that lot or parcel of land, with the improvements thereon, situate, lying and being in the 123rd D.G.M. of Richmond County, Georgia, in a certain subdivision known as SunnydalePark. Said lot is all of Lot 18 and the eastern 19 feet of Lot 17, Block 8, on a plat of Sunnydale Park prepared by J.W. Flythe, C.E., dated February, 1926, recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Realty Book 10-R, Page 277. This is the same property conveyed to Thomas B. Fowler and Mrs. Sara E. Flower by deed recorded in Realty Book 16-W, Pages 472-473. WHEREAS, said property known as Map and Parcel 048-3-123-00-0 as described on Exhibit "A" hereto attached; and WHEREAS, it is anticipated that the Land Bank will simultaneously sell the Property for the sum of$875.00 to East Augusta Community Development Corporation, Inc. NOW THEREFORE, it is hereby resolved as follows: 1. That the property known as Map and Parcel 048-3-123-00-0 as described on Exhibit "A" hereto attached shall be transferred to the Augusta, Georgia Land, Bank Authority. It is anticipated that the subject property will be sold to East Augusta Community Development Corporation, Inc. for $875.00. 2. It is further resolved that the Mayor of Augusta, Georgia shall execute a Limited Warranty Deed to the Augusta, Georgia Land Bank Authority and such other documentation as may reasonably be required, in form approved by the County Attorney, conveying all of Augusta's interest in the property, which interest is subject to all easements and restrictions of record, 3. This Resolution shall be recorded in the Minutes of the Augusta-Richmond County ,Commission, accompanied by the exhibits referred to herein.
