T H: (1) , For value received Seller has agreed to sell and Buyer has ll8!~ to buy on the terms and conditions hereinafter set forth the property described as follows: All those lots or Q.arcels of land, to~er :with aU impcovements thereon, lying and being in the State of Georgia, Augusta-Richmond County, located at 0 Windsor Spring Road consisting of 25.49, acres, more or less, and bein!L~nown and designated as PIN 179-0-003-10-0. The subject property is also known as Parce13.10 on Augusta-Richmond County Tax. Map 179. (2) The purchase price of the proJ!efty shall be eighty thousand dollars ($80,000) payable in cash at closing. Q). The purchase and sale o(this J!ropertyshall be closed on or before December 15, 2005 and possession orthe property shall be delivered to Buyer at closing. (4). . . (6) Time is of the essence of this contract, and Seller and Buyer agree that such papers as may be legally necessary to carry out the terms of this contract shall be executed and delivered by the parties at the time this sale is consummated. (10) Tbi~ ~tTact constitutes the sole and entire agreement between the parties, and no modification to this contract shall be binding unless such modification is in writing signed by all parties hereto. Any representations, promises or inducements not included in this contract shall not be binding upon any party hereto.
