THIS INDENTURE, Made this l day of r-tQ--~c:..h , 2007 between the
AUGUSTA, GEORGIA LAND BANK AUTHORITY, as party of the First Part, and
THE DOZIER F AMIL Y LIMITED PARTNERSHIP, as party of the Second Part,
WITNESSETH:
That this conveyance is made pursuant to a Resolution duly adopted on
r-~\1"u..UJ'1 '"2%, ~O(, by the AUGUSTA, GEORGIA LAND BANK AUTHORITY
authorizing the sale of property hereinafter described and authorizing the conveyance of said
property (a copy of said Resolution being attached hereto as Exhibit "B").
That the said party of the First Part, for and in consideration of the sum of Ten
Dollars and other good and valuable consideration, in hand paid, at and before the sealing
and delivery of these presents, the receipt of which is hereby acknowledged, has granted,
bargained, sold and conveyed, and by these presents does grant, bargain, sell and convey
unto the said party of the Second Part, its successors and assigns, the following described
property to wit:

TO HAVE AND TO HOLD the said tract or parcel of land, with all and singular
the rights, members and appurtenances thereof, to the same being, belonging, or in
anywise appertaining, to the only proper use, benefit and behoof of the said party of the
Second Part, its successors and assigns, forever, in fee simple.
AND THE SAID party of the First Part, for itself, its successors and assigns, will
warrant and forever defend the right and title to the above described property, unto the
said party of the Second Part, its successors and assigns, against the claims of all persons
owning, holding or claiming by, through or under the said party of the First Part.
IN WITNESS WHEREOF, the said party of the First Part has hereunto set its
hand and seal, the day and year above written.

Exhibit A
All that tract or parcel of land with any improvements thereon, situate, lying and being in the
State of Georgia, County of Richmond, City of Augusta, fronting on the north side of Broad
Street and containing 1.06 acre and being shown and designated as Tract "A" upon a compiled
boundary plat dated March 6, 2007, prepared for The Dozier Family Limited Partnership by
Toole Survey Company, Inc. and recorded in the Office of Clerk of Superior Court of Richmond
County, Georgia in Deed ~ , at Page I 15
SAVING AND EXCEPTING THEREFROM HOWEVER, an easement in perpetuity over that
concrete drive shown on said plat for the purpose of ingress and egress to other adjoining
property of Amerco Real Estate Company f/k/a U-Haul Real Estate Company which said
easement Amerco Real Estate Company f//k/a U-Haul Real Estate Company hereby reserves.
The plat hereinabove referred to is specifically incorporated herein by reference for a more
particular description of the location, metes, bounds, courses and distances of said property.
This Deed is subject to the following restriction and covenant which shall run with the land for a
period of fifteen (15) years from recordation of that certain Warranty Deed from Amerco Real
Estate Company, f/k/a U-Haul Real Estate Company to The City Council of Augusta, dated June
11, 1992, and recorded in said Clerk's Office on Realty Reel 389, page 1950.
The property shall not be used or occupied for the rental or sale of trucks and trailers; the rental
of parts, accessories and related items; rental of various tools, hitch installation, the storage and
sale of propane gas; the open/outside storage (for the purpose of rental and sale) of trucks,
trailers and related items; and the temporary storage and/or warehousing of customer goods.
And being the same property conveyed by Amerco Real Estate Company, f/k/a U-Haul Real
Estate Company to The City Council of Augusta, by Warranty Deed dated June 11, 1992, and
recorded in said Clerk's Office on Realty Reel 389, page 1950.
