SCOPE OF COVERAGE
Richmond County Municipal Building
Preventive Maintenance Service Program
Extended Warranty Service
Emergenc;:y Service
Emergency service and repairs are available on a 24-hour per day basis. Callout will be
addressed as equipment covered under the e}"'1:ended warranty or will be invoiced at hourly
contract rate or overtime rate if after normal working hours.
Replacement Parts
Parts and materials shall be provided as authorized and covered as stated in the extended
servIce warranty.
Written Reports
Written reports provided to customer representative following each regular inspection or
emergency call.
Preferential Service and Contract Service Rate
This contract includes preferential service to the customer over non-contract customers. For
work outside the scope of service, the contract service rate shall apply. This rate is subject to
adjustment on January 1st at the beginning of each fiscal year.
Contract Service Rate for Mechanical: $75.00 per hour Straight Time
Contract Service Rate for overtime work is 112.50 per hour.
PREVENTIVE MAINTENANCE

The various services described below are provided as part of our 1tfaintenance Program.
1. Annual Winter Maintenance ( 1 per year)
One .~e a year the following maintenance schedule will be performed:
A Annual parts.
B.
Leak test.
Yes_
NoXX Evaluate Purge Pump out time.
C. Repair all minor leaks.
D. Detailed inspection of purge system. Replace purge dryer(s).
E. Verify proper operation of oil tank heater thermostat and heater elements.
F. Check and calibrate operating and safety controls.
G. Meg ohm test compressor motor windings. Record readings.
H. Check condition of motor starter contacts for wear, pitting, etc.
1. Check tightness of all starter terminals. Check starter sequence of operation.
1. Replace oil filter and gasket.
J. Check inlet guide vane linkage adjustment and lubricate vane operators as needed.
K Check e.'>."ternal electrical interlocks and chilled water flow proving switches operation.
L. Report any uncorrected deficiencies noted.
M. Obtain an oil sample for analysis and provide analysis report from T rane Service First.
N. Set-up operating log with operator, instruct and advise troubleshooting techniques.
O. Start-up, test and log unit operation.

2. TUBE SERVICE (During Annual Inspection)
A ' Condeser and evaperator tubes will be brushed, heads cleaned and new gaskets put on heads.
3. Operating Inspections
Three times a year the following maintenance schedule will be performed.
A Complete operating log of temperatures, pressures, voltages and amperages. Evaluate chiller
operanon.
B. Check operation of motor cooling circuit.
C. Check operation of lubrication system includes oil pump and oil pressure regulator.
D. Check starter operation, voltage, current and record.
E. Check customer's log 'W;th operator and discuss operation of the machine.
F. Report to operator any uncorrected deficiencies noted.
G. Check purge unit for proper operation and record pumpout log.
H. Check the refrigerant and oil levels.

Georgia Trane Service Company Service Agreement
Georgia Trane Service Company ("GTSC"). agrees to inspect, maintain and repair the equipment listed under the
"Equipment Coverage" section hereof (the "Equipment") according to the terms of this Service Agreement, including
the "General Provisions," "Special Terms and Conditions," Scope of Coverage," and '..Service Program" sections
hereof. Customer has received and read a copy of the "General Provisions." GTSC agrees to give preferential service
to Customer over non-contract customers,
Service Fee
Customer agrees to pay to GTSC $13,009.00 per year, payable at $1,084.00 monthly as GTSC's fee for the inspection,
maintenance and repair services described in the Scope of Coverage and Service Program sections hereof with respect
to the Equipment (the "Service Fee"). The Service Fee is subject to adjustment as provided in paragraph 1 of the
General Provisions,
Term
The initi:ti term of this Service Agreement shall be for One (4) Years, to begin March, 1 2002, provided that GTSC
will have no obligation to Customer prior to approval of this Service Agreement in writing as provided below, by an
authorized officer of GTSC The customer has the option to cancel the agreement with a 30 day written notice to
GTSC at any time.
