" (6) Lessee agr~~:; rwl t\1 leave the premises herein leased unoccupied, nor to do or to permit any act which would vitiate the fire insurance policy upon said property, or increase the insurance rate; further Lessee agrees to pay all electric lights, water, heat, gas, power and utility bills or charges accruing against said property during the term of the contract; and to conform to and obey all nIb, lIrt.l~rs, r~gulations and guidelines promulgated by the Commissioner of Agriculture (Lessor) in accordance with the law. which said rules, orders, regulatiolls and guidelines are incorporated into this lease and contract and made a parr hereof hy reference thereto, and the same shall be binding as if actually written into this contract (7) In the event bankruptcy or state insolvency proceedings shall be filed and sustained against Lessee, his/her/its heirs or assigns, in any F~deral or State Court, the Lessor, his/her heirs, successors, or assigns, shall have the right, at their option, to immediately declare this contract null and void, and to at once resume possession of the property. No Receiver, Trustee, or other juuicicll ;\m"c;>:, ,hall ever have any right, title or interest in or to the above described property by virtue of this con tract. (8) It is mutually agreed and understood that the Commissioner of Agriculture retains full and complete control at all times of the property affected by this lease. It is further mutually agreed and understood that should any dispute or disagreement arise between Lessor and Lessee and should Lessee desire to take maner to court, the Lessee then and in that event hereby agrees to immediatl:ly surrender premises pending outcome of such suit. (9) Lessor h~ the privilege of carding the above premises for rent or for sale at any time within thirty days previous to the expiration (If this lea'iC,,\lIJ during the said time to exhibit said premises during reasonable hours, (10) If the LeS,iee shall violate any of the restrictions in this lease or should Lessee fail to abide by and keep all rules and regulaliuns promulgared hy Ihe Commissioner of Agriculture in accordance with the law or tail to keep any of i13 covenants, the Lessor c'r his/her agent may at once, iftbey so elect, declare this lease void, tenninate the same and at once take possession of the p:rem ises. (11) The within premi~es shall not be used for any purposes ell:cept for the purposes herein designated, without the wrinen consent of the Lessor. or of the Lessor's agent. (12) It is funhcr agr~cd that no liability shall accrue against Thomas T, Irvin personally or as an individual on account of any default or failure lln any part of this contract.
