SALES OPTION AGREEMENT

FORAND IN CONSIDERATION of the sum ofTen Dollars (10.00), the
receipt of which is hereby acknowledged, the undersigned hereby gives, grants,
and conveys unto August~ Georgia the sole and exclusive right, privilege and
option to purchase on the terms and conditions hereinafter set forth, the property
described as follows:
All that parcel of land containing 2,026 sq. ft. located at 1125 Eighth
Street and 982 sq. ft., located at 1127 Eighth Street, Augusta, Georgia
(Map 059-2, Parcel 129) as shown on drawing attached hereto.
This option may be exercised by Augusta, Georgia, within 90 days after
the State Environmental clearance has been approved.
(1) If Augusta, Georgia shall exercise its option, the purchase price shall
be $23,000 (1125 EightStreet) and $12,500 (1127 Eighth Street) for
a total of $35,500, payable at closing, less the consideration paid for
the option. If the'option to purchase is exercised, the undersigned
agrees to execute and deliverto Augusta, Georgia the fee simple title
to the real property and all improvements thereon owned by the
undersigned.
(2) The undersigned hereby covenants and represents that the title to
said described propertywill remain unchanged during the period
covered by this optio'n and'that the undersigned owns the fee simple
unencumbered title to said property, subject to title exceptions of
record. . ,
. (3) The undersigned agrees to furnish a marketable title to said property
, and agrees to convey,said property by general warranty deed at the

(4) Throughout the period ofthis Sales Option Agreement, Augusta,

ESTABLISHMENT OF JUST COMPENSATION
Based on the Appraisal and Review Appraisal, I Keven Mack., Director of
Housing and Neighborhood Development, Augusta-Richmond County and
Catherine Maness, Interim Director, CSRA Business league, Inc., agree upon
just compensation of $23~OOO for the property located at 1125 Eighth Street,
and $12,500 for the property located at 1127 Eighth Street, Augusta, Georgia
for a total of $35,500.

SALES OPTION AGREEMENT

FOR AND IN CONSIDERATION of the sum ofTen Domus (10.00), the
receipt of which is hereby acknowledged, the undersigned hereby gives, grants,
and conveys unto August~ Georgia the sole and exclusive right, privilege and
option to purchase on the terms and conditions hereinafter set forth, the property
described as follows:
All that parcel of land containing 2,075 sq. ft. located at 1123 Eighth
Street, Augusta, Georgia (Map 059-2, Parcel 130) as shown on drawing
attached hereto.
This option may be exercised by Augusta, Georgia, within 90 days after
the State Environmental Clearance has been approved.
. (1) If Augusta, Georgia shall exercise its option, the purchase price shall
be $25,750 for property located at 1123 Eighth Street, payable at
