This option may be exercised by Augusta, Georgia, Within 90 days after the State Environmental clearance has been approved. (1) If Augusta, Georgia shall exercise its option, the purchaSe price shall be $17,000, payable at closing, less the consideration paid for the option. If the option to purchase is exercised, the undersigned agrees to execute and deliver to Augusta, Georgia the fee simple title to the real property and all improvements thereon owned by the undersigned. - - (2) The u_ndersigned hereby covenants and represents that the title to said described property will remain unchanged during the period covered by this option and that the undersigned owns the fee simple unencumbered title to said property, subject to title exceptions of record.
