THIS AGREEMENT, made and entered into this zf day of
tJfu;;;:; , 20~ by and between AUGUSTA, GEORGIA, a political subdivision
of~ofGeorgla (hereinafter referred to as "AUGUSTA"), and REGIONS BANK,
(hereinafter referred to as "BANK");
SUBORDINATION AGREEMENT
WITNESSETH:
WHEREAS, JASON PLEDGER AND ANTHONY FOURNIER (hereinafter
referred to as "OWNER") on August 20, 2007 gave to BANK a Security Deed to the
property described on Exhibit A, to secure a certain indebtedness to BANK and said
Security Deed is recorded in the Office of the Clerk of the Superior Court of Richmond
County, Georgia, in Realty Reel 1139, page 877 and assignment recorded in Realty Reel
1139, page 886.
r WHEREAS, OWNER has granted - an Easement dated
feh~ L2. '-.fOr to AUGUSTA across the property described on Exhibit A,
the original of which is to be recorded in the Office of the Clerk of the Superior Court of
Richmond County, Georgia; and
WHEREAS, BANK is willing to subordinate the lien of its said Security Deed
dated August 20, 2007 and assignment dated August 20, 2007 to any interest that
AUGUSTA may have in the above referenced easement.
NOW, THEREFORE, in consideration of the premises and the mutual
covenants and promises hereinafter contained and the duties to be undertaken, BANK
does hereby agree and declare that the lien of the Security Deed from OWNER to BANK,
dated August 20, 2007 and recorded in the Office of the Clerk of the Superior Court of

Richmond County, Georgia in Realty Reel 1139, page 877, and assignment dated August
20, 2007 and recorded in Realty Reel 1139, page 886 is and forever shall be
subject, subordinate and inferior in lien right and dignity at all times to the easement from
OWNER to AUGUSTA which is to be recorded in the aforesaid Clerk's Office.
WHEREFORE, BANK has caused this instrument to be executed by its duly
authorized officers and seal affixed, all on the date above first written.

Exhibit A
All that lot or parcel of land, with all improvements thereon, situate, lying and being in
the State of Georgia, County of Richmond, being shown and designated as Lot 8
containing 1.20 Acres, more or less, in Block B, Bobby Jones Business Park, Phase ii-B,
on a plat for W.F. Franke, et aI., drawn by James G. Swift & Associates, Inc., dated
August 14, 2001 and recorded in the Office of the Clerk of the Superior Court of
Richmond County, Georgia in Realty Reel 750, page 973. Reference is hereby made to
said plat for a more complete and accurate description as to the metes, bounds and
location of said property.
Said lot is conveyed subject to a Declaration of Protective Covenants afflicting Bobby
Jones Business Park recorded in Realty Reel 514, page 1292 and Supplementary
Declaration of Covenants and Restrictions recorded in Realty Reel 751, page 1558 in said
Clerk's Office.
Said lot is also conveyed subject to any and all easements of record in said Clerk's
Office.
