Gentlemen:
I am enclosing two copies of the Extension of Renewal Lease Agreement
between the City Council of Augusta and Peregrine & Hale regarding the
lease of the ground floor of the Old Cotton Exchange Building located
at the northeast corner of Eighth and Reynolds Streets which was approved
by City Council on October 2, 1995.
Please date and sign these copies and return them to my office so that they
may be retained in the City's permanent files.

RESOLUTION
A RESOLUTION AUTHORIZING THE CITY COUNCIL OF AUGUSTA TO ENTER INTO A
RENEWAL LEASE AGREEMENT WITH PEREGRINE & HALE WITH REGARD TO THE
GROUND FLOOR OF THE OLD COTTON EXCHANGE BUILDING LOCATED AT THE
NORTHEAST CORNER OF EIGHTH STREET AND REYNOLDS STREET IN AUGUSTA,
GEORGIA.
WHEREAS, City Council of Augusta desires to enter into
Renewal Lease Agreement with Peregrine & Hale with regard to the
City Council of Augusta leasing certain property situated at the
Northeast corner of Eighth Street and Reynolds Street in Augusta,
Richmond County, Georgia consisting of the ground floor containing
approximately 3,500 square feet in a building known as "The Old
Cotton Exchange Building" upon such terms and conditions as set
forth in the Renewal Lease Agreement attached hereto as "Exhibit A".
NOW, THEREFORE, BE IT RESOLVED that the Mayor and Clerk of
Council are hereby authorized and directed to execute and deliver on
behalf of City Council of Augusta a Renewal Lease Agreement with
Peregrine & Hale on substantially the same terms and conditions as
are set forth in the document entitled "Renewal Lease Agreement"
attached hereto as "Exhibit A".

RENEWAL LEASE AGREEMENT

This Extension of Renewal Lease Agreement is made and en-
tered into this
day of
, 1995, by and between
PEREGRINE & HALE,
a South Carolina general partnership consist-
ing of William W. Moore, Shalomette Moore and Acanthus, Ltd., a
corporation organized and existing under the laws of South Caro-
lina, hereinafter called Lessor, and The city council of Augusta,
Georgia, A Municipal Corporation under the laws of Georgia,
hereinafter called Lessee.
ARTICLE 1.
DEMISE, DESCRIPTION, TERM AND USE
1.01 Lessor hereby leases to Lessee, and Lessee hereby
leases from Lessor, that certain property, hereinafter called the
"Leased Premises", situated at the Northeast corner of Eighth
Street and Reynolds Street, Augusta, Richmond County, Georgia,
consisting of the ground floor containing approximately 3,500
square feet in a building known as "The Old Cotton Exchange
Building", a floor plan being attached as Exhibit "A" to a cer-
tain "Lease Agreement" entered into on the 22nd day of November,
1989 by and between these parties, and being expressly incorpo-
rated herein by reference. The term of this lease extension shall
commence on October 1, 1995 and shall continue through midnight
of March 31, 1996. This Extension extends and continues the
Renewal Lease entered by the parties under authority of the first
of two renewal options granted Lessee under said Lease Agreement
entered into September 19, 1988.
ARTICLE 2.
RENT
2.01 Lessee shall pay Lessor, in advance, at such place as
the Lessor shall designate the time-to-time in writing, monthly
rental in the amount of Four Thousand Sixty-Two and 50/100th
($4,062.50) Dollars.
ARTICLE 3.
INCORPORATION BY REFERENCE
3.01 All other terms and conditions and obligations of the

ent with the f~regoing provisions of this Extension of Renewal
Lease Agreement, are expressly incorporated herein and made a
part hereof as if rewritten herein verbatim.

execute this Agreement as of the day and year above first writ-
ten.
