SUBORDINATION AGREEMENT
THIS AGREEMENT, made and entered into this ZI day of
J Lff\~ ,2007, by and between AUGUSTA, GEORGIA, a political subdivision
ofthe State of Georgia (hereinafter referred to as "AUGUSTA"), and DALLAS BLUME,
(hereinafter referred to as "BLUME"); .
WIT N E SSE TH :
WHEREAS, ESERA TAUAI, MARIE MATAIA AND JUSTIN TAUAI
(hereinafter referred to as "OWNER"), on March 1, 2007 gave to BLUME a Security
Deed to the property described on Exhibit A, to secure a certain indebtedness to BLUME
and said Security Deed is recorded in the Office of the Clerk of the Superior Court of
Richmond County, Georgia, in Realty Reel 1107, page 1839.
WHEREAS, OWNER has granted an Easement dated
to A.UGUSTA across the property descTibcd on EXJ.1.ibit A,
the original of which is to be recorded. in the Office of the Clerk of the Superior Court of
Richmond County, Georgia; and ..
WHEREAS, BLUME is willing to subordinate the lien of his said Security Deed
dated March 1, 2007 and to any interest that AUGUSTA may have in the above
referenced easement.
NOW, THEREFORE, in consideration of the premises and the mutual
covenants and promises hereinafter contained and the duties to be undertaken, BLUME
does hereby agree and declare that the lien of the Security Deed from OWNER to
BLUME, dated March 1, 2007, and recorded in the Office of the Clerk of the Superior
Court of Richmond County, Georgia in Realty Reel 1107, page 1839, is and forever shall

be subject, subordinate and inferior in lien right and dignity at all times to the easement
from OWNER to AUGUSTA which is to be recorded in the aforesaid Clerk's Office.
WHEREFORE, BLUME has hereunto set his hand and seal, all on the date above first
written.

Exhibit A
All that tract, parcel or lot of land together with any improvements thereon, situate, lying
and being in the County of Richmond, State of Georgia, more particularly shown and
designated as Lot 1, containing 1.20 acres as shown upon a plat prepared for Dallas
Blume by Ayercorp and recorded in the Office of the Clerk of the Superior Court for
Richmond County, Georgia in Realty Reel 812, page 1632. Reference is hereby made to
said plat for a more particular description as to the metes, bounds and location of said
property.
This property is conveyed subject to an easement in favor of Jefferson Electric
Membership Corporation recorded in said Clerk's Office in Realty Reel 472, page 95.
Said property is also subject to any easements, reservations, and restrictions recoded in
said Clerk's Office.
ALSO, all that tract, parcel or lot of land together with any improvements thereon,
situate, lying and being in the County of Richmond, State of Georgia, more particularly
shown and designated as Lot 3, containing 1.01 acres as shown upon a plat prepared for
Dallas Blume by Ayercorp and recorded in the Office of the Clerk of the Superior Court
for Richmond County, Georgia in Realty Reel 812, page 1632. Reference is hereby made
to said plat for a more particular description as to the metes, bounds and location of said
property.
Said Lot 3 is conveyed subject to the following easements, restrictions and protective
covenants which shall be covenants running with the land:
An easement in favor of Jefferson Electric Membership Corporation recorded in said
Clerk's Office in Realty Reel 472, page 95.
The driveway between 3864 Karleen Road and 3868 Karleen Road will be a common-use
driveway for a distance of300 feet from Karleen Road with a width of20 feet.
Dallas Blume reserves a permanent easement for the benefit of himself, his heirs, and
assigns to enter and cross driveway and lot for the purpose of delivery and removal of
manufactured homes on adjacent lots.
Except as set forth above, all other restrictions and protective covenants set forth in that
certain Warranty Deed recorded in the Office of the Clerk of the Superior Court of
Richmond County, Georgia in Book 976, page 1893 are deemed terminated and shall not
apply to the above referenced property.
