AGREEMENT
TIllS AGREEMENT is made and entered into as of this 151 day of July, 2001 by and between
30901 COMMUNITY DEVELOPMENT CORPORATION and AUGSUTA, GEORGIA
("Augusta"). This agreement will remain in effect thru December 31, 2001; thereafter, this
agreement shall be on a year to year, and basis beginning January 1'1 of each year-to-year basis.
Either party hereto, however, may terminate this Agreement by giving to the other party a notice in
writing of not less than 30 (thirty) days, said notice to be fOlwarded by certified mail, receipt
requested, to the parties at the following respective addresses.
WHEREAS, The 30901 COMMUNITY DEVELOPMENT CORPORATION will accept the
responsibility to staff, develop and implement sound programs for the best interest of this
community; and
WHEREAS, The 30901 COMMUNITY DEVELOPMENT CORPORATION deliberated that
it would be beneficial to both the Augusta-Richmond County taxpayers and local Augusta residents
for the 30901 COMMUNITY DEVELOPMENT CORPORATION, and the Augusta Recreation
and Parks Department to jointly operate W.T. Johnson Cormnunity Center.
NOW, TIIEREFORE, for and in consideration of the mutual promises and the covenants
contained herein, and other good and valuable consideration, the receipt and sufficiency of which is
hereby acknowledge, the parties agree as follows:
A. Responsibilities of 30901 COMMUNITY DEVELOPMENT CORPORATION
The 30901 Cormnunity Development Corporation, with the assistance of one part-time staff
person from the Augusta Recreation and Parks Department as set forth in paragraph B.11.,
shall co-manage the facility and provide adequate staffing of W. T. Johnson Cormnunity
Center, which shall include the following features:
1. Hours of Operation: 10:00 AM - 9:00 PM (Monday - Thursday)
9:00 AM - 5:00 PM (Fridays)
10:00 AM - 2:00 PM (Saturdays)
2. The 30901 Community Development Corporation shall provide staff for all
rentals at the facility and follow the rental guidelines provided by the Augusta
Recreation and Parks Department, and shall have all volunteer staff execute
and keep on file a Volunteer Release Form (See Staffing Requirements
Attachment). The 30901 Cormnunity Development Corporation shall insure
that the facility is accessible to the community for rental and use public

without discrimination as to age, sex, race, color, religion, national origin,
disability/handicap, or political affiliation.
3. The 30901 Community Development Corporation shall formulate programs
and activities for the W. T. Johnson Community Center that meet the needs
of the public without discrimination as to age, sex, race, color, religion,
national origin, disability/handicap, or political affiliation.
4. The 30901 Community Development Corporation shall ensure that all staff
members obtain and maintain certification in both First Aid and CPR.
5. The 30901 Community Development Corporation shall maintain the
Summer Day Camp program with the Augusta Housing Authority.
6. The 30901 Community Development Corporation shall maintain the current
Georgia Pre- K Program.
7. The 30901 Community Development Corporation shall provide a liaison
with the Augusta Recreation and Parks Department for the operation of the
facility.
8. The 30901 Community Development Corporation may issue keys for W.T.
Johnson Community Center to members and officers of the 3091
Community Development Corporation.
9. The 30901 Community Development Corporation shall maintain an
inventory of all supplies furnished by the Augusta Recreation and parks
Department of W.T. Johnson Community Center and shall perform general
maintenance of the interior! exterior of W.T. Johnson Community Center,
which includes mopping, sweeping, and picking up their litter from grounds.
(See Staffing Requirements Attachment).
10. The 30901 Community Development Corporation shall maintain a current
safety inspection of all existing playground equipment. In the event that any
equipment is deemed unsafe, that equipment must be properly labeled unsafe
and Recreation personnel must be contacted immediately. '
11. The 3091 Community Development Corporation must follow all safety
guidelines set forth by the Augusta Recreation and Parks Department which
include notifying the Augusta Recreation and Parks Department immediately
in the following cases: break-ins property damage, or emergencies.
12. The 30901 Community Development Corporation shall be covered under
the Volunteer Protection Act of 1997, 42 U.S.c. 14501, et seq.
13. All revenues received by 30901 Community Development Corporation for
services rendered at W.T. Johnson Community Center shall be expended for
materials, supplies or other services that directly effect the operations of
W.T. Johnson Community Center.
B. Responsibilities of Augusta Recreation and Parks Department
The Augusta Recreation and Parks Department shall be responsible for assisting the 30901
Community Development Corporation in the operation of W.T. Johnson Community Center
as follows:
1. Provide one (1) part-time staff person to co-manage the facility with the 3091
Community Development Corporation.
2. Supply all utilities.
3. Perform all major repairs and normal maintenance for the upkeep of the
facility (painting, pesticide treatment, cutting of grass on baseball field,
replacement of lighting fixtures in the gymnasium" playground maintenance,
etc.) as allowed in the budget.
4. Provide for trash collection from existing canister on grounds.
5. Provide for stripping/waxing of floors with the facility.
6. Supply both programming and janitorial and cleaning supplies and
equipment as budgeted and approved by Augusta-Richmond County
Commission.
7. Organize and implement all church athletic leagues.
8. Provide administrative assistance and a liaison for the 30901 Community
Development Corporation.
9. Supply all capital purchases, as needed depending on funding.
10. Provide assistance with special events that are programffied by the 3091
Community Development Corporation.
11. Maintain current alarm! emergency system.
12. Augusta Recreation and Parks Department will replace roof by December
31S\ 2001.
13. Augusta Recreation and Parks Department will replace three (30 exterior
doors, including all hardware, by September 15th, 2001.
14. Provide all necessary guidelines/manuals concerning building rentals and
safety questions.
15. Assume responsibility for break-ins and emergency situations that may arise.
16. Assume responsibility for liability as provided in the Volunteer Protection
Act to the 30901 Community Development Corporation.
The Augusta Recreation and Parks Department shall also provide the following departmental
contacts for the 30901 Community Development Corporation:

This Agreement contains the entire agreement of the parties, and no representative, inducements,
promises or agreements, oral or otherwise, between the parties not embodied herein shall be of any
force or effect.
IN WTINESS WHEREOF, the parties hereto have caused these presents to be executed, the
day and year first above written.

STAFFING REQUIREMENTS:
30901 Community Development Corporation must supply staff members that meet the
following qualifications:
. Certified CPR and First Aid:
. Desire and knowledge of practices and principals needed to develop activities for
children and adults:
· Clerical skills that involve maintaining records pertaining to program registrations, supply
inventories, rental contracts, user fees and other facility charges and information;
. Supervise programs for children.
. Have executed a Volunteer Release Form, in the form attached hereto..
. Must clear the requirements set forth in the criminal background check policy for
volunteers.
GENERAL SUMMARY
It is the responsibility of the 30901 COMMUNITY DEVELOPMENT
CORPORATION to coordinate and monitor activities held at W. T. Johnson Community
Center within departmental arid City guidelines. Also, it is essential for 30901
COMMUNITY DEVELOPMENT CORPORATION to work with instructors, program
participants, community leaders, civic organizations and the general public to ensure
programs and services.
