THIS INDENTURE, made this 27TH day of April, 2017, between the AUGUSTA,
GEORGIA LAND BANK AUTHORITY, of the State of Georgia and County of Richmond, Party
of the First Part, and the AUGUSTA, GEORGIA, of the State of Georgia and County of Richmond,
as Party of the Second Part,
WITNESSETH: That the said Party of the First Part, for and in consideration of the sum of
ONE ($1.00) DOLLAR, and other good and valuable consideration in hand paid, the receipt
whereof is acknowledged, has bargained, sold, and does by these presents bargain, sell, remise,
release and forever QUIT-CLAIM to the said Party of the Second Part, its heirs and assigns, all the
right,title, interest, claim, or demand which the Party of the First Part has or may have in and to the
following described property to wit:
See Exhibit A hereto attached and by reference made a part hereof.
TOGETHER WITH all the rights, members and appurtenances to the said described
Property in anywise appertaining or belonging.
TO HAVE AND TO HOLD the said described premises to the said Party of the Second
Part, so that neither the said Party of the First Part nor his heirs and assigns, nor any other person
or persons claiming under him shall at any time, by any means or ways, have, claim or demand
any right or title to the aforesaid described Property or its appurtenances, or any rights thereof

ALL THOSE LOTS or parcels of land, situate, lying and being in the State of
Georgia, County of Richmond, and being shown and designated as Lots 14
and 15, Block F, Fleming Acres Subdivision, on a plat thereof recorded in
the Office of the Clerk of Superior Court of Richmond County, Georgia, in
Realty Reel Book 17-J, Page 95, reference being made to said plat for a
more particular description.

ALSO, ALL that lot of land in Richmond County, Georgia, fronting fifty-two and seven
one-hundredths (52.07) feet on the North side of Bowles Road and extending back between
parallel lines a distance of one hundred eighty-five (185) feet on the Eastern line and one
hundred seventy and five-tenths (170.5) feet on the Western line, and being fifty (50) feet
wide across the rear or Northern line. Said lot is lot number Three (3), Block "D", Section
One (1), Hyde Park Subdivision, plat of which is recorded in the Office of the Clerk of the
Superior Court of Richmond County, Georgia, in Book 15-N, Page 582. BOUNDED: as

August 13, 2007 and recorded in the Office of the Clerk of the Superior
Court of Richmond County, Georgia in Deed Book 1138 at Page 1050.

Miles subdivision in Richmond County, GA, and being known and designated as
