HomeMy WebLinkAboutORD 7673 CHANGE OF ZONING FROM ZONE LI (LIGHT INDUSTRY) TO ZONE R-3C (MULTIPLE-FAMILY RESIDENTIAL) AFFECTING PROPERTY LOCATED ON THE SOUTHEAST CORNER OF THE INTERSECTION OF SLATON STREET AND JORDAN ROAD ORDINANCE NO.11 L' ri 3 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone LI (Light Industry) to Zone R-3C (Multiple-family Residential) affecting property located at on the southeast corner of the intersection of Slaton Street and Jordan Road; thence, in an easterly direction along the southern right-of-way line of Slaton Street a distance of 972.37 feet, more or less, to a point; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from of zoning from Zone LI(Light Industry)to Zone R-3C (Multiple-family Residential)as follows: Beginning at a point located on the southeast corner of the intersection of Slaton Street and Jordan Road;thence,in an easterly direction along the southern right-of-way line of Slaton Street a distance of 972.37 feet,more or less,to a point;thence,in a southerly direction a distance of 650.03 feet, more or less, to a point; thence, in an easterly direction a distance of 69.92 feet, more or less, to a point; thence, in a southerly direction a distance of 155.19 feet,more or less,to a point;thence, in a southwesterly direction along the northwesterly right-of-way line of the CSX railroad line a distance Z-19-34 of 1,198.77 feet,more or less,to a point;thence,in a northerly direction along the east right-of-line of Jordan Road a distance of 1,590.71 feet, more or less,to the point of beginning.This property contains25.61 acres and is known as 1812 Slaton Street.Tax Map 045-3-419-00-0 SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is subject to the following stipulations: 1. A Traffic Impact Assessment shall be commissioned at the cost of the applicant to determine which, if any, roadway improvements must be made to mitigate the impact of additional traffic to and from the site. Roadway improvements, if required, by the Traffic Study or the Augusta Traffic Engineer, will be performed at the cost of the applicant. 2. Removal of building sections on Slaton Street to allow for proper site clearances near the driveway entrances, which currently pose a traffic safety concern. 3. Improve the existing sidewalks adjacent to the affected property to current ADA standards. 4. Coordinate with CSX to create access at the intersection of Jordon Road and Arch Drive, a formal statement of their final decision must be provided to staff. 5. The conceptual site plan submitted and evaluated is for the purpose of the current zoning action only. Issuance of development permits shall be contingent upon the submission and approval of development plans meeting all applicable development regulations. 6. Infill residential development at densities compatible with the surrounding area. In this case, maintain a maximum density of 7.6 units per acre. 7. Proposed internal drives shall meet all standards of the Augusta Traffic Engineering and Fire Departments. 8. Issuance of development permits shall be contingent upon the submission and approval of plans meeting all applicable development regulations. SECTION III.
