Lewis of the County of Richmond, and State of Georgia, as party of the first part, hereinafter called Grantor, and Augusta, Georgia of the County of Richmond, and State of Georgia, as party of the second part, hereinafter called Grantee (the words "Grantor(s)" and "Grantee(s)" to include their respective heirs, successors and assigns where the context requires or permits). The lots of land herein conveyed have a combined frontage of 150.1 feet on the East side of Walnut Street and extend back between converging lines a distance of 158.2 feet on its Northern boundary line and a distance of 150 feet on its Southern boundary line, with a rear width of 99.8 feet. Reference being hereby made to said plat for a more accurate description of the metes, bounds and location. Being the same properties conveyed to Howard R. Lewis by Deed of Edward Mathews, by deed dated August 16, 1962 and recorded in said Clerk's Office in Realty Book 28-P's, Page 85. Property Address: 2038 Walnut Street, GA 30901 Tax Map No.: 087-4-014-00-0 TO HAVE AND TO HOLD the said tract or parcel of land, with all and singular the rights, members and appurtenances thereof, to the same being, belonging, or in anywise appertaining, to the only proper use, benefit and behoof of the said Grantee forever in FEE SIMPLE.
