THIS CONVEYANCE made and executed the 17 day of April,2019.
WITNESSETH that Augusta, Georgia, the undersigned, is the owner of a tract of land in
RICHMOND COUNTY, has been laid out by H&C Surveying, Inc.,being more particularly described in a
map and drawing of said project in the Augusta,Engineering office,to which reference is hereby made.
NOW,THEREFORE,in consideration of ONE DOLLAR($1.00),in hand paid,the receipt whereof
is hereby acknowledged, I do hereby grant, sell and quit claim to Bowles Brothers, LLC, and their
successors,heirs and assigns all of the Grantor's undivided interest in the following described property,to
wit: .
SAID parcel is hereby conveyed in fee simple,consisting of 1.687 sq.ft.,more or less,
listed as parcel"A"as shown on a drawing of the property prepared by H&C Surveying,Inc.
dated June 05,2018,and revised January 15, 2019, attached hereto and made a part of this
description. The same plat is recorded in the Office of the Superior Court real estate records
in Plat Book 13,page 463.
TO HAVE AND TO HOLD the said conveyed premises in fee simple.
I hereby specially warrant that I have the right to quit claim and convey said land and bind Grantor
forever to defend by virtue of these presents. 7
