LIMITED WARRANTY DEED
THIS INDENTURE made this o�(i day of February,2016,by and between LAWRENCE H.
JAMES, JR. of Richmond County, Georgia, hereinafter referred to as "Grantor", and AUGUSTA,
GEORGIA,a political subdivision of the State of Georgia,as party of the second part,hereinafter referred
to as "Grantee" (the words "Grantor" and "Grantee" to include heirs, successors, legal representatives and
assigns where the context requires or permits, and shall include the singular and plural, and masculine,
feminine, and neuter, as the context requires).
WITNESSETH:
That Grantor,for in consideration of the sum of Ten Dollars($10.00)and other good and valuable
considerations in hand paid at and before the sealing and delivery of these presents, the receipt whereof is
hereby acknowledged, has granted, bargained, sold, aliened, conveyed and confirmed, and by these
presents does grant, bargain, sell, alien, convey and confirm unto Grantee, and the successors, legal
representatives and assigns of Grantee all those tracts or parcels of land lying and being in
Augusta-Richmond County, Georgia,more particularly described on Exhibit"A"attached hereto
and incorporated herein by reference(the "Property").

TO HAVE AND TO HOLD the said tract or parcel of land, with all and singular the rights,
members, and appurtenances thereof,to the same being,belonging, or in anywise appertaining,to the only
proper use,benefit and behalf of the said Grantee forever in FEE SIMPLE; and
AND THE SAID GRANTOR will warrant and forever defend the right and title to the
above described property unto the said Grantee against the claims of all persons whomsoever,but
not otherwise; provided, however, that the warranties of title made by Grantor herein shall not
extend to any claims arising under those matters set forth on Exhibit "B" attached hereto and
incorporated herein by reference.
IN WITNESS WHEREOF, Grantor has executed and sealed this indenture,and delivered
this indenture to Grantee, all the day and year first written above.
