An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from
Zone R-1A (One-family Residential) to Zone B-2 (General Business) affecting
property located at the westerly junction of Camilla Avenue(east and north)to a point;
thence, in a northerly direction along the west right-of-way line of Camilla Avenue a
distance of 276 feet,more or less,to a point;and for the repeal of ordinances in conflict
herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-1A
(One-family Residential)to Zone B-2 (General Business)as follows:
Beginning at a point located at the westerly junction of Camilla Avenue (east and
north) to a point; thence, in a northerly direction along the west right-of-way line of
Camilla Avenue a distance of 276 feet, more or less, to a point; thence, in a
S81°07'38"W a distance of 190.56 feet to a point; thence,N13°52'57" W a distance
of 99.44 feet, to a point; thence, N81°05'48"E a distance of 190.59 feet, to a point;
thence, S 13°42'07"E a distance of 99.51 feet to the point of beginning. This property
contains 0.46 acres and known as 243 Camilla Avenue. Tax Map 016-0-006-00-0

SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. The applicant must submit an engineered plan for site plan review complying with all
development documents.
2. If the lot is to be used for additional parking, storage or any use other than alternative
access, a new development plan must be submitted for site plan review and comply
with all requirements of the zoning ordinance and associated development documents.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are
hereby
Repealed.
