An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from
Zone R-1 C (One-family Residential) to Zone A (Agriculture) affecting property
located on the northeast corner of the intersection of Old Savannah Road and Nixon
Road thence in a southeasterly direction a distance of 377 feet,more or less,to a point
mated along the north right-of-way line of Nixon Road; and for the repeal of
ordinances in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-1 C
(One-family Residential)to Zone A(Agriculture)as follows:
Beginning at a point located on the northeast corner of the intersection of Old
Savannah Road and Nixon Road thence in a southeasterly direction a distance of 377
feet,more or less,to a point located along the north right-of-way line of Nixon Road;
thence, in a northeasterly direction a distance of 119 feet, more or less, to a point;
thence,in a southeasterly direction a distance of 50 feet,more or less,to a point;thence
in a southwesterly direction a distance of 118 feet, more or less, to a point; thence, in
a northwesterly direction along the north right-of-way line of Nixon Road a distance
of 50 feet, more or less, to the point of beginning. This property contains 0.13 acres
and is known as 1775 Nixon Road. Tax Map 099-1-025-00-0

SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. A manufactured home placed on the property must be 10 years old or newer from date of
rezoning approval.
2. The site must conform to 27-7 of the Comprehensive Zoning Ordinance or all necessary
Board of Zoning Appeals variances must be obtained before a manufactured home will be
permitted on the property.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are
hereby
Repealed.
