An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia"by changing the zoning from
Zone R-MH (Manufactured Home Residential) and Zone HI (Heavy Industry) with
conditions (Z-91-13)to Zone HI affecting property located on the north right-of-way
line of Hensley Road, 656 feet,more or less, east of Peach Orchard Road; and for the
repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-MH
(Manufactured Home Residential) and Zone HI(Heavy Industry)with conditions (Z-91-13)to Zone
HI as follows:
Beginning at a point located on the north right-of-way line of Hensley Road,656 feet,
more or less, east of Peach Orchard Road; thence, in a southeasterly direction along
the north right-of-way line of Hensley Road a distance of 107.92 feet,more or less,to
a point; thence, in a easterly direction of 332.87 feet,more or less, to a point; thence,
in a northeasterly direction of 1,0006.05 feet, more or less, to a point; thence, in a
northwesterly direction of 277.51 feet, more or less, to a point; thence, in a
northeasterly direction of 508.60 feet, more or less, to a point located on the south
right-of-way line of Byrd Road; thence, in a northwesterly direction of 65.40 feet,
more or less, to a point; thence, in a westerly direction of 54.13 feet, more or less, to
a point; thence, in a northeasterly direction of 34.27 feet, more or less, to a point;
thence in northwesterly direction of 271.39 feet, more or less, to a point; thence, in
westerly direction of 7 feet,more or less,to a point;thence,in a southeasterly direction
of 268 feet, more or less, to a point; thence, in a southwesterly direction of 100 feet,
more or less, to a point; thence, in a northwesterly direction of 457.06 feet, more or
less,to a point;thence,in a southwesterly direction of 50 feet,more or less,to a point;
thence, in a southwesterly direction of 160 feet, more or less, to a point; thence, in a
southwesterly direction of 100 feet,more or less,to a point;thence,in a southwesterly
direction of 129.30 feet, more or less,to a point; thence, in a southwesterly direction
of 149.18 feet, more or less, to a point; in a southwesterly direction of 150.08 feet,
more or less,to a point;thence, in a southwesterly direction of 524.96 feet,more or
less, to a point of beginning. This property contains approximately 19 acres and is
knows as 3810 Hensley Road. Tax Map 168-0-055-00-0
SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta,Georgia is
subject to the following stipulations:
1. The general layout of the development shall substantially conform to the concept plan
submitted on date received 3/28/2019.
2. The proposed 8 foot fence requires approval of a variance from the Board of Zoning
Appeals.
3. There shall be a minimum 40 foot natural buffer along Byrd Rd and adjacent to residential
lots containing single-family residences.
4. The property shall have no future access on Byrd Rd.
5. A Business License Compliance officer shall inspect the property every six(6)months for
compliance with all regulations and conditions.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are
hereby
Repealed.
