HomeMy WebLinkAboutORD 7666 CHANGE OF ZONING FROM ZONE A AND ZONE R-1 TO ZONE A AFFECTING PROPERTY LOCATED ON THE SOUTHEAST RIGHT-OF-WAY LINE OF WILLIS FOREMAN ROAD AND PEACH ORCHARD ROAD_ Z-19-23 ORDINANCE NO.lb(,Q(p An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone A (Agriculture) and Zone R-1 (One-family Residential) to Zone A affecting property located on the southeast right-of-way line of Willis Foreman Road and Peach Orchard Road a distance of 1,811 feet,more or less to a point located on the westerly right-of-way line of Peach Orchard Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A (Agriculture)and Zone R-1 (One-family Residential)to Zone A as follows: Beginning at a point located on the southeast right-of-way line of Willis Foreman Road and Peach Orchard Road a distance of 1,811 feet,more or less to a point located on the westerly right-of-way line of Peach Orchard Road; thence, in a northeasterly direction a distance of 574 feet, more or less, to a point; thence, in a southeasterly direction a distance of 714 feet,more or less,to a point;thence,in a southerly direction a distance of 900 feet, more or less, to a point; thence, in a southeasterly direction a distance 445 feet, more or less, to a point; thence, in a northeasterly direction a distance of 472 feet, more or less, to a point; thence in a southeasterly direction a distance of 112 feet, more or less, to a point; thence, in a southeasterly direction a distance of 95 feet, more or less; to a point; thence, in a southeasterly direction a distance of 169 feet,more or less,to a point located on southeastern right-of-way line Z-19-23 4 • .- • . of Peach Orchard Road; thence, in a northerly direction a distance of 543 feet, more or less,to the point of beginning.Property containing 19.43 acres and known as 4045 Peach Orchard Road. Tax Map 195-0-018-02-0 SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta,Georgia is subject to the following stipulations: 1. The site development shall be consistent with the submitted site plan. 2. The applicant shall provide a fenced-in site with a 25' vegetative buffer unitizing existing vegetation where allowed. The units shall maintain a 50' buffer from the fence line as proposed in the submitted site plan. SECTION III.
