HomeMy WebLinkAboutORD 7660 CHANGE OF ZONING FROM ZONE R-MH (MANUFACTURED RESIDENTIAL) TO ZONE B-2 (GENERAL BUSINESS) AFFECTING PROPERTY LOCATED AS TRACT A; LOCATED ON THE WEST RIGHT OF WAY LINE OF HENSLEY ROAD ORDINANCE NO. 1 l Q(& C) An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia"by changing the zoning from Zone R-MH (Manufactured Home Residential) to Zone B-2 (General Business) affecting property located as Tract A:located on the west right-of-way line of Hensley Road a distance of 833 feet,more or less, from the intersection of Hensley Road and Peach Orchard Road; and Tract B: located on the east right-of-way line of Hensley Road a distance of 897 feet,more or less, from the intersection of Hensley Road and Peach Orchard Road ; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-MH (Manufactured Home Residential)to Zone B-2 (General Business) as follows: Tract A:Beginning at a point located on the west right-of-way line of Hensley Road a distance of 833 feet, more or less, from the intersection of Hensley Road and Peach Orchard Road;thence,in a southeasterly direction a distance of 34 feet,more or less, to a point; thence, in a southerly direction a distance of 277 feet, more or less, along the west right-of-way of Hensley Road to a point; thence, in a southwesterly direction a distance of 19 feet,more or less, along the north right-of- way line of the Norfolk Southern Railroad to a point; thence, in a northwesterly Z-19-13 direction a distance of 230 feet, more or less, to a point; thence, in a northeasterly direction a distance of 234 feet, more or less, to the point of beginning. This property contains 2 tax parcels totaling approximately.61 acres and known as 3823 and part of 3825 Hensley Road. Tax Map 168-0-023-00-0 and part of 168-0-022- 00-0 Tract B: Beginning at a point located on the east right-of-way line of Hensley Road a distance of 897 feet, more or less, from the intersection of Hensley Road and Peach Orchard Road; thence, in a southerly direction a distance of 245 feet, more or less, to a point; thence, in a northeasterly direction a distance of 258 feet, more or less, along the north right-of-way line of the Norfolk Southern Railroad to a point; thence, in a northwesterly direction a distance of 251 feet, more or less, to the point of beginning. This property contains 2 tax parcels totaling approximately .53 acres and known as 3820 and part of 3825 Hensley Road. Tax Map 168-0-055- 01-0 and part of 168-0-022-00-0 SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is subject to the following stipulations: 1. A second complete ADA bathing facility shall be located on the west side of Hensley Road to provide safe access for the residents by eliminating the need to cross Hensley Road. 2. A second visitor parking area shall be located on the west side of Hensley Road to provide safe access for all visitors by eliminating the need to cross Hensley Road. 3. The Interior Driveway/Street surface material must be approved during the site plan review process by the Engineering Department. 4. The conceptual plan provided is for zoning review purposes only. Issuance of development permits shall be contingent upon submission of plans meeting all applicable development standards, including but not limited to, Section 28-E of Augusta s Comprehensive Zoning Ordinance SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
