An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia"by changing the zoning from
Zone R-1A (One-family Residential) to Zoned R-3A (Multiple-family Residential)
affecting property located on the northwest corner of the intersection of Milledgeville
Road and Pine Valley Drive; and for the repeal of ordinances in conflict herewith and
for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-1A
(One-family Residential)to Zoned R-3A(Multiple-family Residential)as follows:
Beginning at a point located on the northwest corner of the intersection of
Milledgeville Road and Pine Valley Drive;thence, in a westerly direction along the
north right-of-way line of Milledgeville Road a distance of 210 feet, more or less,
to a point; thence, in a northerly direction a distance of 417 feet, more or less, to a
point;thence,in an easterly direction a distance of 211 feet,more or less,to a point;
thence,in a southerly direction a distance of 264 feet,more or less,to a point located
on the west right-of-way line of Pine Valley Drive; thence, in a southerly direction
along the west right-of-way line of Pine Valley Drive a distance of 155 feet, more
or less, to the point of beginning. This property contains 2.02 acres and is known
as 2737 Milledgeville Road. (Tax Map 070-2-022-00-0)

SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. The only permissible uses of the property shall be a Boarding House or a single-family
residence.
2. A Site Plan must be provided for further structural additions on the subject property or
enlargement of the existing residence for the purpose of additional residential use.
3. The Boarding House shall be limited to 8 residents, subject to minimum space
requirements set forth by the Comprehensive Zoning Ordinance at the time of the
application. An additional 3 residents will be allowed on the second floor if all of the
components of Section 32 of the Life Safety Code are met.
4. One parking space for each 2 individuals residing in the Boarding House must be provided
and clearly marked, along with 1 parking space for the owner or resident manager.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
